To Whom It May Concern:
In response to your request for a Letter of Zoning Compliance for the above -referenced
Property, please be advised of the following:
• The Property is zoned R-10, Residential. The Property is subject to the Entrance
Corridor, Airport Impact Area, and Steep Slopes Overlay Districts described in Section
30 of Chapter 18 of the Albemarle County Code (the "Zoning Ordinance")
• The present use of the Property as a mobile home park is permitted by special use
permit SP2002-00059 approved 02/05/2003.
• According to the site plan, SDP2002-00039, approved 08/05/2002, there are 101 mobile
home lots on the Property.
• There is no pending zoning map amendment, special use permit, conditional use,
special exception, or variance request on the Property.
• There are no additional conditions, variances, or special use permits associated with the
Property.
• To the best of my knowledge, the Property is currently in compliance with all applicable
requirements of the Zoning Ordinance. A review of our files found (i) no violations or
alleged violations or regulations applicable to the Property, whether pending,
contemplated, or having already occurred and (ii) no fees due or pending with respect to
any matter before the County Zoning Office; and (iii) no pending application for rezoning
or for a special or conditional use permit or variance of the Property. Further, no
proceeding to challenge the zoning or other governmental approval or use of the
Property is pending or overtly threatened to the best of our knowledge.
• In the event of a casualty, in whole or in part, the structure located on the Property may
be built in its current form subject to the approval of a building permit and applicable site
plans and building code.
• Copies of any relevant records may be obtained via the noted links or the Community
Development Department Records Public Access link below. If unable to find the
records, a request may be made through the department's Records Manager, Paul
Bjornsen, at pbiornsen(Walbemarle.oro. If the request is not based in Virginia, it will take
longer to fulfill.
