This DEED made this 2"d day of April 2019, by and between MARCH MOUNTAIN
PROPERTIES, L.L.C., a Virginia limited liability company, Grantor of the first part, and
CRAIG ENTERPRISES, INC., a Virginia corporation, t/a CRAIG BUILDERS, Grantee of the,
second part, whose address is P.O. Box 6156, Charlottesville, Virginia 22906.
WITNESSETH:
That for and in consideration of the sum of TWO HUNDRED SIXTY THOUSAND
AND 00/100 DOLLARS ($260,000.00), cash in hand paid, the receipt of which is hereby
acknowledged, the Grantor does hereby GRANT, BARGAIN, SELL and CONVEY with
GENERAL WARRANTY and ENGLISH COVENANTS OF TITLE unto the Grantee the
following described real property(the "Property"):
All that certain lot or parcel of land with improvements thereon and appurtenances
thereto situated in Albemarle County, Virginia, containing 0.231 acre, more or less,
shown as Lot 16, Block 35D in Old Trail, on that certain plat dated October 5, 2017,
last revised January 17, 2018, made by Roudabush, Gale & Associates, Inc. entitled
"Subdivision Plat Old Trail Village Block 35D White Hall Magisterial District
Albemarle County, Virginia" which plat is of record in the Clerk's Office of the Circuit
Court of Albemarle County, Virginia in Deed Book 5024, pages 441-448; BEING a
portion of the same property conveyed to the Grantor herein named by deed from
March Mountain, L.L.C. dated June 3, 2002, of record in the Clerk's Office of the
Circuit Court of Albemarle County, Virginia in Deed Book 2233, page 389.
This conveyance is made expressly subject to the Declaration of Covenants and
Restrictions of Old Trail dated December 10, 2004, which instrument is of record in the Clerk's
Office of the Circuit Court of Albemarle County, Virginia in Deed Book 2887, page 336, and all
amendments thereto.

This conveyance is further made subject to any easements, conditions, restrictions, and
reservations contained in duly recorded deeds, plats and other instruments constituting
constructive notice in the chain of title to the property hereby conveyed, which have not expired
by limitation of time contained therein or have not otherwise become ineffective and any lien,
inchoate or otherwise for real estate taxes and assessments not yet due and payable.
