Thank you for the comments distributed on April 21, 2022 on the above referenced project. Below are our responses to the
remaining comments on the road plans.
Engineering:
6. A. A letter granting temporary access for construction has been provided.
C. A wall maintenance agreement for walls crossing one or more lot lines will be recorded with the final subdivision plat
for the development.
12. Sheet 8 has been revised to now label the inlets behind/above Wall A. Sheet 16 has also been revised to include these
inlets/structures.
VDOT:
1. The requested note reading'VDOT will not maintain sight -distance for private streets or entrances' has been added in the
upper -left corner of sheet 4 under note f16.
GIs:
1. Sheet 13 has been updated and now correctly lists Mary Jackson Court as the road's name.
Planning:
1. A private street authorization request has been submitted for the Planning Commission's approval. In a Microsoft Teams
meeting held on April 271h it was determined this project should be able to be placed on the first June consent agenda.
2. A special exception application has been submitted for the Board of Supervisors approval.
3. The development is limited on the amount of proposed onstreet parking spaces that can be provided along Mary Jackson
Court due to close driveway locations and VDOT sight distance requirements. A clear line of sight is required by VDOT for
drivers looking east at the Vera Rubin Place and Mary Jackson Court intersection. Parked cars would encumber this line of
sight. The applicant was however able to provide two (2) onstreet parking spaces outside of this line of sight along Mary
Jackson Court, which are located immediately in front of the mail kiosk and the active recreational open space, where it
will most likely be utilized. In addition to this, two (2) onstreet parking spaces are provided along Galaxie Farm Lane,
immediately north of the active recreational open space. The applicant has also provided nine (9) onstreet parking spaces
along Vera Rubin Place, and the proposed development is providing one (1) additional parking space above the minimum
required.
