Subject: SUB202200066 Revised Access Easement for Glenbrook at Foothills Phase III - Easement Plat
The County of Albemarle Planning Division will recommend approval of the plat referenced above once the following
comments, and those provided by other Site Review Committee, SRC, members, have been satisfactorily addressed. The
following comments are those that have been identified at this time. Additional comments or conditions may be added or
eliminated based on further review. [Each comment is preceded by the applicable reference to the Albemarle County
Code.]
1. [14-302(A)(4-5), 14-302(A)(15), 14-303(Q] Existing easement. On the plat map, show the existing sanitary sewer
easement, recorded in DB 1997 PG 235, which the proposed improvement will cross over.
2. [14-302(B)(5)] Zoning. Revise Note 5 to exclude language concerning rezoning and proffers. This parcel is not part
of the rezoned area of the Glenbrook development, even though it was noted as such in the original plat for this
improvement.
3. [14-303(H)] Monuments. Depict the IF locations on either side of the 57.38ft northern boundary line segment.
4. [14-302(A)(2)] Vicinity map. On the vicinity map, identify with more specificity the location of the improvement and
provide a north arrow and scale for the map.
5. [14-303(F)] Section names. Update the adjacent parcel label to "Glenbrook at Foothills Phase 1113" (Roman
numerals). The plat currently identifies this area as "Glenbrook at Foothills Phase 1113". This is likelyjust a clerical
error.
6. [Comment] Deed of Easement. The ongoing provision of this improvement is needed to meet a Fire Rescue
requirement for the development of a neighboring property - Glenbrook at Foothills Phase V. In alignment with
the original plat for the improvement, a deed of easement will need to be recorded with this amended segment.
The deed will need to align with the one that was previously recorded and address aspects such as access, security,
standards for maintenance, etc. A draft deed addressing these aspects has already been provided by the applicant.
Once the plat is deemed approvable and no additional changes to the plat are needed, Planning will forward the
draft deed to the County Attorney's Office for their review and/or approval.
7. [Comment] Reminder that revised plats must include the original date of drawing and the revision date(s) of each
subsequent version of the plat.

The Department of Transportation, Charlottesville Residency Transportation and Land Use Section has
reviewed the Revised Access Easement for Glenbrook at Foothills, Phase III, dated April 1, 2022 as
submitted by Roudabush, Gale & Assoc., Inc. and find it to be generally acceptable.
A VDOT Land Use Permit will be required prior to any work within the right-of-way. The
owner/developer must contact the VDOT Charlottesville Residency Land Use Section at (434) 422-9399
for information pertaining to this process.
