Dear Doug,
On behalf of NA Bundoran Farm LLC we offer the following responses to comments dated
January 14, 2022. These responses are provided prior to any adjustments to the plans or
site conditions. Our responses are in bold italic text below each comment.
1. The Department was unable to find a Land Use Permit for this location. The
applicant will have to contact VDOT to either provide a permit number or obtain
a Land Use Permit for this site to be approved by the Department.
A Permit was obtained, number 743-21213.
2. Drainage appears to flow into the public road unless the private road crown is
steep and drains into a receiving channel.
The entrance has been regraded such that the slope of Edge Valley Road continues
13 ft into the private road before the private road ascends. This allows drainage
from the private road to flow to the western receiving channel instead of flowing
into the public road.
3. Snow plows will cut across the entrance destroying the private road. The private
road vertical alignment should continue the slope of the public road crown for
at least 5' into the road. L I N E
The entrance has been regraded such that the slope of Edge Valley Road
continues for 13 ft into the private road. GRADE
4. CG-11 detail should be addressed with a minimum 10' parabolic curve CIVIL E N G IN E E R ING
at the entrance and a flow line for positive drainage.

The 10' parabolic curve does not appear to have been constructed per proposed
plans; however, a positive flow line for drainage was constructed.
5. Street connection must meet the AASHTO policy and acceptable requirements
of the road design manual, including stopping sight distance and K value
requirements.
Acknowledged. The stopping sight distance is met see below for pictures from the
site which give an indication of the visibility.
