BUCK, Successor Trustee of the Southern Land Trust, under land trust agreement dated May 13, 19801 hereinafter re- ferred to as the Grantor, and CHARLES E. LILLY, STEVE L. GIBSON and HENRY KELLY EPPARD, JR., Trustees of the Religious Congrega- tion First Assembly of God, Charlottesville, Virginia, affiliated with and a part of the Potomac District Council and the General Council of the Assemblies of God with headquarters at Spring- field, Missouri, hereinafter referred to as the Grantees, whose address is Ipic E. � 4., tt z z.yo f W I T N E S S E T H: That for and in consideration of the sum of $40,000.00, cash in hand paid receipt of which is hereby acknowledged, the Grantor does hereby GRANT, BARGAIN, SELL and CONVEY with SPECIAL WARRANTY OF TITLE, unto the Grantees, All that certain lot or parcel of land, toge- ther with appurtenances thereto situate in Albemarle County, Virginia, on the Southwest side of Route 631, consisting of 1.496 acres, more or less, as shown on the plat by William Morris Poster, C.L.S., dated July 6, 1973, and recorded in the Clerk's Office of the Circuit Court of Albemarle County, in Deed Book 535, page 402; and being the same property conveyed to Joseph W. Richmond, Jr., Trustee for Southern Land Trust, by deed from C. Edward Good and Margaret K. Good, husband and wife, dated May 91 1980 and recorded in Deed Book 693, page 283. By instrument dated August 8, 1983 and recorded in said Clerk's Office in Deed Book 824, page 706, Francis L. Buck was appointed successor trustee to Joseph w. Richmond, Jr. This property is conveyed subject to easements of right of way to Virginia Electric and Power Company recorded in Deed Book 489, page 83; Virginia Telephone and Telegraph Company recorded in Deed Book 492, page 2791 Virginia Power and Service Company recorded in Deed Book 202, page 1891 and a highway construction easement as shown on aforementioned plat and further described in an instrument recorded in Deed Book 494, pge 483. Thin conveyance is further made subject to the easements, conditions, restrictions and reservations contained in duly to - corded deeds, plats, and other instruments constituting construc- "� IfAU��67 tive notice in the chain of title to the property hereby con- veyed, which have not expired by a limitation of time contained therein or have not otherwise become ineffective.
