THIS DEED, made this 26th day of February, 1968, by
and between WILLIAM P. DURRER and FRANCES S. DURRER,
husband and wife, hereinafter called "Grantors", and MASON JONES
of Fluvanna County, Virginia, PAUL NORMAN of Charlottesville,
Virginia, and KELLY EPPARD of Albemarle County, Virginia,
the Religious Congregation
Trustees of the/First Assembly of God, Charlottesville, Virginia,
affiliated with and a part of the Potomac District Council and the
General Council of the Assemblies of God with headquarters at
Springfield, Missouri, hereinafter called "Trustees".
W i T N E S S E T H:
That for and in consideration of the sum of Twenty-five
Thousand Dollars ($25,000.00) cash in hand paid by the Trustees to
the Grantors, receipt of which is hereby acknowledged, the said
Grantors hereby GRANT, BARGAIN, SELL and CONVEY with
GENERAL WARRANTY OF TITLE unto the Trustees all that certain
lot or parcel of land containing three (3) acres, more or less, front-
ing on State Route 631 (commonly known as Rio Road), in Albemarle
County, Virginia, north of the City of Charlottesville, and being the
same lot in all respects which is designated as Lot A on a subdivision
plat made by William S. Roudabush, Jr. and Associates dated
January 16, 1968, a copy of which is attached hereto as a part of this
deed. The lot hereby conveyed is a portion of the land which was con-
veyed to the Grantors by deed of George T. Eddins and wife dated
April 9, 1948, and recorded in the Clerk's Office of the Circuit Court
of Albemarle County in D. B. 278, p. 259. Reference is here made
to said plat and deed for a more particular description of the lot here-
by conveyed.

This conveyance is subject, however, to the rights of the
public in State Route 631 and to a right-of-way for an electric power
line which was conveyed to Virginia Public Service Company by deed
recorded in said Clerk's Office in D. B. 202, P. 189.
Subject to the matters set forth above, the Grantors hereby
covenant that they are seised of the lot hereby conveyed in fee simple
and have a perfect right to convey the same, that they have done no act
to encumber the same, that the Trustees shall have quiet possession of
said lot, free from encumbrances, and that they, the said Grantors,
will execute such further assurances of said lot as may be requisite.
