The subject parcel, portion of TMP 03200-00-00-02300, is part of the overall North Pointe development that was rezoned to PC -MC between 2000 and 2006. This portion of the North Pointe project is primarily residential, and consists of a mixture of single family detached, single family attached, and multi -family residential units. The 10.88 acre parcel is located at the intersection of Cliffstone Boulevard and Northside Drive. This primary use for this parcel is multi -family development. Most of this site has been cleared and graded with the installation of the road network and utility infrastructure within the North Pointe development, see figure 1 below. The site sits higher than the newly constructed round -a -bout and slopes down from Thicket Run Place (at the rear of the site where the SFD units can be seen in the photo below) to Cliffstone Boulevard. There are some existing trees along the preserved slopes at the northern property line of the project, as shown in the site plan and in Figure 1. These trees and the preserved slopes will remain. Figure #1: Site Perspective from Route 29 The proposed 10.88 acre site is proposed to be developed for a 279 unit apartment complex. The buildings have been oriented on the site to address the street and enhance the amenity areas within the site. The buildings, as designed, screen the parking from the entrance corridor. Landscaping, grading, and some segmented walls help the buildings fit into the existing topography of the site. The grading of the site and positioning of the buildings allow the site to step down with the grades of the roadways. The curvature of the proposed entrance road from Cliffstone Boulevard creates an attractive front door into the development, while working the grades on the site. The apartments, which are located approximately 1050 feet from Route 29 Entrance corridor, have been designed to match the single family detached houses that are currently being constructed within the North Pointe development. Similar Architectural styles and materials will help the apartments blend in with the single family detached houses in the neighborhood. Rooflines, variations in the fagade, and balconies help break up the building massing and provide visual interest. In addition, the street trees and landscaping around the site help the apartment buildings blend into the background. Below in Photos #1 and #2 are the pictures of the existing conditions of the frontage of the site along the Entrance corridor, looking North and South.
