That for and in consideration of the sum of FIFTEEN THOUSAND
AND MO/100 DOLLARS ($15,000.00), cash in hand paid, receipt of
which is hereby acknowledged, the Grantor hereby GRANTS, BARGAINS,
SELLS and CONVEYS with GENERAL WARRANTY and ENGLISH COVENANTS OF
TITLE unto Powhatan M. Saber and Dorothy N. Saber, husband and
wife, as tenants by the entirety with full rights of survivorship
as at common law, and not as tenants in common, all that certain
lot or parcel of land situated in Albemarle County, Virginia, con-
taining 1.15 acres, more particularly shown on the attached plat
of William S. Roudabush, Inc., dated April 8, 1980, entitled "Plat
Showing 1.15 Acres, A Portion of Section 44 Peacock Hill, To Be
Added To i Become A Part Of Parcel 48A, Tax Map 57, Samuel Miller
District, Albemarle County, Virginia", and being a portion of the
property which was conveyed to Peacock Hill Limited Partnership
by deed of Michael J. Puren, Trustee, dated July 15, 1974( of roc-
ord in the Clerk's Office of the Circuit Court of Albemarle County,
Virginia, in Deed Book S57, page 49,

The property hereby conveyed is not subject to any restrictiouy
reservations or easements in common with adjacent property known as
,!Peacock Hill Subdivision, nor is this property subject to any ac-
;;coss easement for the benefit of any of the lots in said subdivi-
sion. But this conveyance is made expressly subject to any other j
I; isatters, not relating to Peacock Hill Subdivision, contained in
duly recorded deeds, plats and other instruments constituting con-

structive notice in the chain of title to the property hereby
conveyed, which have not expired by a limitation of time contained
therein or have not otherwise become ineffective.
Michael J. Furen, Trustee, has caused his name to be signed
hereto by Cary C. McGee, his attorney in fact under Power of Atm
torney dated June 30, 1977s, recorded in the aforesaid Clerk's
Office in Deed Book 62S, page 54, and Michael J. Furen, Trustee#
hereby releases the Vendor's Lien of record in said Clerk's office
in Deed Book 5574 page 49, insofar as such lien pertains to the
property hereby conveyed, but in no other respect as to the balance
of the property securing such Vendor's Lien,
IN WITNESS WHEREOF, Peacock Hill Limited Partnership has
caused this instrument to be executed by Frank Folsom Smith, its
attorney in fact under Power of Attorney dated March 12, 1975,
of record in the aforesaid Clerk's Office in Deed Book 571, page
446
