Subject: Letter of Revision to 1625/1627 Quail Run TMP 32-1962
Dear Community Development Representative,
This letter of revision is submitted to update past changes made to the subject property
and to detail proposed changes. All changes relate to the east side of 1625 Quail Run.
Existing changes not shown on site plan. Based on the site plan on file, there are
three changes to the property that have occurred.
First change is that there is a 4' wide concrete sidewalk on the east side of the
building that extends from the building to the asphalt driveway. This change occurred
before the building was purchased by the current owner. See appended image.
Second change is the installation of an emergency generator that was installed
as part of a building update under building permit B202002855. The installation and
associated natural gas line, reducing unit and setbacks from the building were
coordinated with Charlottesville Gas. See appended image of generator and HVAC
units inside the fenced area.
Third change is the installation of an 8' tall wooden vertical slat fence (see
appended images) around the area that houses the emergency generator and HVAC
outdoor units. The fencing is not attached to the building, and it measures 22' on the
north face, 43' 3" on the east face, and 12'6" on the south face.
Proposed changes to the site plan. Over the existing dirt covered area (see attached
images), Biocore proposes to install a 2,400 sf turf plot area composed of natural and
artificial turf for testing purposes. The area will have minor grading to promote proper
drainage and the area will consist of substrates of gravel, pea gravel, and sand -peat of
varying depths. A geotextile fabric will overlay the subgrade, separating it from the
drainage materials, and natural turf and artificial turf installed directly on top of the
various substrates. To maintain a relatively flat plane across the area, a retaining wall of
landscape timbers will be installed as needed. The retaining wall height is planned to
be no taller than 24" in height. The areas not covered with the turf plot will be finished
with gravel to ensure continued drainage into the existing soil and reduce runoff. An
irrigation system will also be installed.
Regarding the relationship between Biocore and RJ Holdings II, Biocore is the lessee of
the 1625/1627 property and the Biocore CEO, Jeff Crandall, is also the sole member of
RJ Holdings II.
Please let us know of any other information you may require to approve this Letter of
Revision.
