Dear Mr. Reitelbach,
Please find attached five copies of the revised Plats. The plans have been revised to address your
comments received on July 2,2019 in accordance with the following:
•
1. [General Comment] The labels for the adjacent properties are all the same, stating the same
information for each different parcel. Provide the correct information for each of the adjacent
properties.
RESPONSE—Adjacent parcels information corrected.
2. [14-302(A)3] Provide the width of the right-of-way of Beaverdam Road.
RESPONSE—Right-of-way dimensions updated.
3. [14-302(A)4; 14-302(A)5] Provide the dimensions of the access easement that serves TMP81-18;
identify the easement as public or private; and identify whether it is a private street,shared
driveway, or some other type of access easement.
RESPONSE—Width not defined,can be defined as private, note updated.
4. [14-302(A)10] Revise the development rights note to indicate how many development rights each
parcel has available and whether any are being transferred with this boundary line adjustment.
Use the following language: "Parcel [letter or number] is assigned[number] development rights
and may/may not be further divided and when further divided these rights shall not comprise
more than [number] acres.The residue of Tax Map/Parcel [numbers] is retaining [number]
development rights and when further divided it shall not consist of more than [number] acres."
RESPONSE—Updated note 17.
5. [14-303(E)] Identify the type of access easement for the access that serves TMP 81-18.
RESPONSE—Can be defined as private,note updated.
6. [General Comment] Identify the distance from the property line to the shed shown on TMP 81-
19 to ensure that setback requirements can be met.
RESPONSE—Added dimension,shed is 54.7' from new property line.
7. [General Comment] There appear to be additional structures,including dwelling units,and
driveways on these parcels that are not depicted on the plat.
RESPONSE—I believe we aren't affected by this?Per the check list for lots less than five
(5) acres [14-312] "The subdivider shall submit with the final plat a survey showing the
location of all existing buildings on the land to be subdivided within fifty(50)feet of a
proposed lot line or a proposed street."Please advise.
8. [General Comment] What is the item labelled"UP"in the southeastern corner of TMP 81-19?
This abbreviation does not appear in the legend for the plat?
RESPONSE—UP or Utility Pole,was added to the legend.
