All comments and outstanding requirements now appear to have been successfully addressed for SUB2019-00139,the
Hunter Lewis two-lot subdivision plat. Please submit signed and notarized copies of the plat to CDD for final approval by
the agent for the Board of Supervisors.
In addition, I have sent a request to the CDD intake staff to process the reimbursement for the Tier II groundwater
assessment fee that was paid.

Thanks for your comments on the Two-Lot Subdivision for Hunter Lewis.
Please find attached a pdf copy of the revised Plat.
The plat has been revised to reflect your comments dated October 17, 2019.

1. The 30'Access Easement shown in D.B 1695-355 ends at the boundary line between Tax Map 27-3A1 &
3A2. It does not continue along the old road bed.
Yes. The New 30' Private Street Easement on Parcel A ends at the new boundary line between Parcel A and
the residue of T.M. 27-26.
The New 30' Private Street Easement is designated on the plat as L34 thru L39. The plat has been revised to
make the new easement lines bolder.
2. The Vicinity Map & Key Map on Sheet 1 has been revised to show the approximate location of the
cemetery on the residue of T.M. 27-26.
3. Please reimburse Hunter Lewis the$355.00 that was paid for the Groundwater Assessment fee. Thanks for
catching that.
4. We have received Health Department approval.
Please review the revised plat at your earliest convenience and let us know if it is ready for signatures.

Good afternoon Jennifer,
The applicant for"SUB2019-00139 Hunter Lewis—Final" needs to be reimbursed for the$355.00 fee that was paid for
the Groundwater Assessment—Tier II review.
This fee was mistakenly paid by the applicant. During review of the plat, it was determined that the groundwater
assessment was not required for this subdivision plat because the two lots created by this plat are each greater than 21
acres in size and do not trigger the Tier II groundwater requirement.
Please let me know if you need any additional information.

I have reviewed the proposed subdivision plats you provided for TMP 27-8E and TM13-27-26, I -Mount Air Farm.The
proposed subdivisions of those parcels are conducive with the terms of-Deed of Easement that the Virginia Outdoors
Foundation holds on each of those parcels separately.
Please let me know once you have completed your review of the proposed subdivision and if there are any changes
made or the subdivision is approved as presented.

Scott,
I hope you are well. I received a notice of a planning application for a rural division of Mount Air Farm out in White Hall
by the new owner Mount Air Farm LLC,c/o Hunter Lewis. I wanted to find out what is being proposed on the property.
The farm itself is encumbered by two separate open space easements with VOF that were done by the original farm
owners over the course of 10 years.

One of the details of the Deed of Easements held contained a stipulation for some division rights that only the original
donating family could exercise;these division rights had not been exercised upon the listing of the farm for sale by the
children of the original donor of the easement. I had a meeting with Mr. Lewis's legal representative before he executed
a purchase of the farm and the plan was to have the division rights exercised before the transfer of the farm by the
family member of the original easement donor. I wanted to see if you had any sense of that actually taking place in that
timeline. I will of course research this fact on my one through deeds but I just thought I would inquire with you as well.
Please let me know if you need any clarifications from my about this inquiry.

The County of Albemarle has received an application for a two-lot subdivision plat involving Tax Map Parcel 27-26.
This subdivision project requires Health Department approval before receiving final County approval.
The applicant has provided the following for Health Department review:

Overview of soils and geology(optional but encouraged)
In order for VDH to process a subdivision application you must attach a plat of the property showing the location of the proposed onsite
sewage disposal systems and the reserve absorption areas(if required)and the location of the water supply system on each lot,if applicable.
Each plat or subsection of a subdivision shall be accompanied by specific soil information for each lot(absorption area and reserve area). If
not provided by the local subdivision ordinance,the district or local health department may require the plat to show streets,utilities,storm
drainage,water supplies,easements,lot lines,and original topographic contour lines by detail survey or other information as required.
When the AOSE site evaluations are reviewed,the property lines,building location and the proposed well and sewage system sites must be
clearly marked and the property sufficiently visible to see the topography,otherwise this application will be denied.
I give permission to the Virginia Department of Health(VDH)to enter onto the property described during normal business hours for the
purpose of processing this application and to perform quality assurance checks of evaluations and designs certified by an Authorized Onsite
Soil Evaluator(AOSE)or a Professional Engineer(PE)as necessary until the sewage disposal system has been constructed and approved.
