Dear Applicant,
This letter is in response to a Letter of Request for landscaping changes (replacing 11 Sycamore
trees with 11 Musashino Columnar Zelkova trees and 20 Lynwood shrubs with 20 Otto Luyken
shrubs) to the above -referenced site plan. The Department of Community Development hereby
grants approval of site plan modifications as shown and labeled on the attached plans prepared by
Shimp Engineering with the revision date of May 19, 2022.
This is the first Letter of Revision for this site. A total of three (3) Letters of Revision are allowed
before all changes to the plan are required to be submitted in the form of a site plan amendment.

Attached please find an Application for Letter of Revision for the project named HTC
Comfort Inn & Suites, Charlottesville, Virginia, based on the attached approved plans
submitted by Shimp Engineering, dated 04/16/2019 and a drawing showing the tree and
shrub in question.
We are requesting substitutions as soon as possible for the following tree and shrub
species.

We are requesting a substitution for the Sycamore tree because it will be too wide for the
narrow 8'wide planting area at the edge of a hillside with utilities running along the entire
planting area too. We chose the Mushashino tree because it is narrow and upright.
Then we would like to request a substitute for the following shrub:

The forsythia will be too large of a shrub along the sidewalk and will cover the windows
and we want to substitute a otto luyken laurel shrub that is a lower evergreen shrub.

NOTES:
1. Contractor to apply 4' diameter by 2-5" wood chips bedding around all proposed trees, and mulch
bedding around shrubs. All other landscaped areas shall be sodded.
2. All site plantings of trees and shrubs shall be allowed to reach, and be maintained at, mature height; the
topping of trees is prohibited. Shrubs and trees shall be pruned minimally and only to support the overall
health of the plant.
3. All landscaping and screening shall be maintained in a healthy condition by the current owner or
property owners' association and replaced when necessary. Replacement material shall comply with the
approved landscape plan.
4. All new planting shown on the plan will be completed with the hotel project.
5. Existing trees — Bojangles offsite landscaping. A development agreement recorded in DB 4826 PG 333
allowed the construction of travel ways/roads shown on TMP 32-41D5. 9 Pin Oak 'Green Pillar' planted on
the adjacent drive during Bojongle construction. Any tree killed during construction shall be replaced with
2.5" Large Canopy Tree. A pin oak will be removed and replaced with 2.5" pin oak "Green Pillar" because
of additional ACSA utility requests.
6. Existing trees — Hollymead Town Center Regional Service Area B (SDP 200300081)(Approved
2004-06-25). Screening behind Target Shopping Center to be preserved. Planting includes 9 red maples,
9 american holly, 5 riverbirch, 3 layland cypress. Trees will provide shade along access road. Any tree
severely damaged during construction shall be replaced with 2.5" cal. of the same tree type that was
damaged.
