As required, we are writing to notify you, as an adjacent property owner and as is permitted through our Avon Park HOA agreement, that we started conducting limited homestay use on our property at 1112 Arden Drive. While visiting our son this past Jamary, we stayed at an Airbub it California and found die experience to be so much more personal dian staying in a hotel. We loved it. With die separate suite in our basement used by our other sou with autism, we decided to offer select, weekend, guest opportunities in that space.'11is has afforded us the opportunity to manage hospital debt incurred from ongoing major illness. It has, as well, helped us defray some of the constantly recurring costs related die notorious sewage pump issues that impacts our entire block. In terms of details, our homestay operates approximately 2-3 weekends a mouth for a two-huplit stay (from Friday through Sunday morning). We have absolutely no intention of ever having more guests more days of the month as we also provide ongoing care to our disabled soil. Our Airbnb targets couples or family members (2) who are looking to relax mid enjoy the area in our quiet neighborhood on the occasional weekend. We believe die guests have been respectful of our covenants. We also know that we have adjoining properties that do rent to others. Our neighbors are nice folks mid we very much enjoy having them next door. Indeed, our neighborhood is diverse mid lovely as any neighborhood could be. We believe our efforts add value to the community. To illustrate die impact, we have had guests ask us about how much our home costs, would we consider selling, would we provide gardening advice, etc. —all because of our beautiful space, garden, neighborhood mid views. Since moving to Avon Park in 2014, we have invested thousands in our landscaping which consisted formerly of an unsale, eroding hill, limited landscaping mid a sewage chomper, serving as die primary focal point of our back yard. We now have a lush garden designed to focus on our beautiful hillside neighborhood. Our estimated property value has increased $50-60,000 just from these landscaping improvements. Clearly travelers want to visit our region. We have approximately 2,500-3,500 views for our listing each month. Individuals are choosing to stay away from crowded hotels due to COVID-19. We follow (and will follow) all state, local and CDC guidance on cleaning, masks, safety mid contacts. The responsible agent must be available within 30 miles of the homestay at all times during a homestay use. The responsible agent must respond and attempt in good faith to resolve any complaint(s) within 60 minutes of being contacted. The responsible agent may initially respond to a complaint by requesting homestay guest(s) to take such action as is required to resolve the complaint. The responsible agent also may be required to visit the homestay if necessary to resolve tine complaint.
