The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review. [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. [14-302(A)(4)] Easements. Provide the recording instruments for all existing easements shown on the plat. Also, be sure to label each easement using the name that was assigned at the time of recordation (ex. "Variable Width SWM, Forest and Open Space Easement'). Rev. 1: Comment partially addressed. Thank you for the revised labels and information included on the plat map. It looks as though one of the easements, "Variable Width Public Drainage Easement' recorded in DB 5395 PG 420, is identifying the land area of a different easement (see screenshots of DB 5395 PG 420 below, north is to the right). Revise the plat map to include and identify both the public drainage and public greenway easements shown below, if they fall within the geographic area shown on the plat map. 2. [14-302(B)(10)] Stream buffers. Locate stream buffer areas on the plat map and include the following note on the Cover Sheet: "The stream buffer shown hereon shall be managed in accordance with the Albemarle County Water Protection Ordinance." Rev. 1: Comment partially addressed. What is the source of the 100-foot stream buffer area shown on the plat? Albemarle County Web GIS shows the stream buffer being much more prevalent on the subject parcels (see 36- and 25-foot measurements below). Development rights only apply to parcels in the Rural Areas zoning district. Rev. 1: Comment addressed. 4. [12-307(A)(7)] Abutting lots. Include a leader line to connect the label for TMP 561<1-132 to its respective parcel area. Rev. 1: Comment addressed. 5. [Comment] Reminder that revised plats must include the original date of drawing and the revision date(s) of each subsequent version of the plat.
