RE: Response Letter #1 for SDP202200024 — Belvedere Town Center - Block 2B
Dear David,
Thank you for your review of the Final Site Plan request for Belvedere Town Center - Block 2B. This
letter contains responses to County comments dated June 6, 2022 our responses are as follows:
A. General:
1. The WPO plan will need to be approved & bonded prior to FSP approval.
We understand that the WPO will need to be approved and bonded prior to final site
plan approval.
2. Cover: Appropriately label the title. The main development is on TMP 062GO-02-00-02300
(not 62G-2--22) with some minor improvements on adjacent parcels.
The labeling of the parcel on Sheet C1 has been revised to TMP 062G0-02-00-02300.
3. Show off -site improvements in an easement.
The boundary line has been revised with this submission. As a result, there will not be
offsite improvements which therefore will not require grading and drainage easements
in Lot 062G0-02-00-02400. Please see Sheet C3 for the boundary revisions.
4. Provide low -maintenance ground cover (not grass) specified on the plan for proposed slopes
greater than 3:1.
A note was added to sheet C5, and C6 to instruct the contractor regarding providing
low -maintenance ground cover (not grass) on all proposed slopes greater than 3:1.
5. Sheet C6: The proposed trees within existing drainage easement will need to be
removed/relocated outside easement.
Trees in the easements were installed per approved SDP201200026 and we're proposing
to replace them. The removal of the trees could constitute a variety of zoning or
subdivision violations per previously approved plan.
