Response Letter
Dear Mr. Anderson:
We have reviewed all of the emailed comments from March 25, 2022 and made the necessary
revisions. Please find our responses to the comments below in bold lettering.
1. C2.0
a. Please submit easement plat application to vacate existing easements. This is a
separate application /review process.
Acknowledged, an easement plat will be submitted.
2. C3.0, C3.1, C3.2, C6.2: Remove from Road Plan Amendment, include with
WPO201600009 Amendment #3 plan /application.
Sheets C3.0, C3.1, C3.2, and C6.2 have been removed from the Road Plan Amendment.
3. C4.0
a. Parallel parking on Beechen Lane appears to be proposed too close to
intersections with Golf Drive. Revise curb extension (bulb out) consistent with
VDOT Road Design Manual, Appendix B(1), pg. B(1)-60, bulb out detail at each
intersection with Golf Drive.
The parallel parking has been relocated to Rowcross Street.
b. Provide N arrow and plan scale.
A north arrow and plan scale have been shown.
c. Dimension roadway, FC-FC.
The roadway has been dimensioned from the face of curb to the face of curb.
d. Show and label either: public RW width, or private access easement width.
The private access easement width has been shown on sheet C4.0.
ENGINEERING I DESIGN I TECHNOLOGY
e. Label horizontal CL radius of curvature, Beechen Lane. Label PC/PT.
The horizontal CL radius of curvature has been labeled as well as the tangent
points of curve.
f. Show geometry of each private entrance, to scale, on both sides of Beechen Lane
to avoid conflicts, especially with water meters as happened with OTV, block
23. Ref. VDOT PE (private entrance) standard.
The proposed geometry of the private entrances has been shown to scale on
sheet C4.0.
g. Relocate stop sign at E intersection Beechen Ln — Golf Drive, so it is more easily
visible. See W intersection, Beechen Ln — Golf Drive for adequate stop sign
placement.
The stop sign at E intersection Beechen Ln — Golf Drive was relocated
accordingly.
4. C5.0
a. Provide rooftop storm runoff collection such that roof downspouts do not route
runoff across any sidewalk, as has happened on occasion elsewhere within OTV,
block 10, 16, 17, 18. Show and label rooftop collection and conveyance in plan
view. Profile/s not requested.
On sheet C5.0 downspout pipes have been added, connecting to structures.
5. C6.1: Recommend throat length, inlet 202, be lengthened to lessen 9.005' spread at this
location.
The inlet length of #202 has been increased to 12-feet and the spread has been
reduced to less than 8-feet.
6. C8.0
a. Revise sight distance 2 profile middle 'height of object' label to read 'height of
eye.'
The sight distance 2 profile middle label has been revised to read "Height of
Eye:'
b. Recommend label sight distance profiles (1, 2) in plan view.'
Sight distance profiles have been labeled in plan view to coordinate with
profiles.
