RE: SUB-2016-00021 Blocks 10, 16, 17 & 18—Road Plans — Comment Response Letter
Dear Mr. McCollum:
We have reviewed all of the emailed comments from March 16, 2022 and made the necessary
revisions. Please find our responses to the comments below in bold lettering.
1. Submit a minor site plan amendment application to amend approved site plan SDP201600006
showing the revised layout of the lots, the new configuration of Beechen Ln., and any proposed
changes to the landscaping. Revise the site plan to reflect any vacated or new proposed
easements.

Acknowledged. The minor site plan amendment application has been submitted.
2. Submit an Easement Plat to remove the existing easements that are intended to be vacated and
to show new easements.
Acknowledged. A new easement plat will be submitted.
3. Please include this Note pertaining to maintenance of improvements on the Easement Plat.
a. Statement pertaining to private improvements. If the subdivision will contain one or
more private improvements, as defined in section 14-106, the following statement:
"Unless specifically denoted as public, the streets and other required improvements in
this subdivision are private in nature and will not be maintained by either the Virginia
Department of Transportation or any other public agency. The maintenance thereof is
the mutual obligation of the affected lot owners. Failure to maintain the improvements
in substantially the same condition as originally approved by the County may constitute
a violation of County ordinance(s)."
Acknowledged. A note will be added to the Easement Plat.

Advisory Comments:
1. Planning review of this Road Plan is for comments specific to Road Plan requirements only.
Planning approval of the Road Plan does not constitute subdivision plat or site plan approval;
Planning has not reviewed this Road Plan for other requirements such as setbacks, minimum lot
size, open space, etc.
