RE: Old Trail Village, Block 31 B &C (SDP2016-00040)
Dear Ms. Yaniglos,
I have reviewed your comments from August 17, 2016, below are the individual responses.
Planning
1. The notification fees have not been paid for this submittal. $215 is due. Please pay this fee.
Approval of the initial site plan will not be given until the payment is received.
The payment was submitted.
2. [32.5.2(n)] Show the dimensions for the driveways.
The driveways will be 12' wide by a minimum of 18' in length for a single car garage.
3. [32.5.2(n)]Note the paving material for the driveways.
The driveways will be asphalt or concrete.
Engineering
1. A VSMP submittal will be required for final site plan approval. The VSMP will need to
show erosion control,updated tracking number for the SWM master plan and an updated
SWPPP.
Acknowledged. The tracking number for the SWM master plan has been added to
the cover sheet.
Fire&Rescue
1. 503.1.1 Buildings and facilities.
Approved fire apparatus access roads shall be provided for every facility,building or
portion of a building hereafter constructed or moved into or within the jurisdiction. The
fire apparatus access road shall comply with the requirements of this section and shall
extend to within 150 feet(45 720 min)of all portions of the facility and all portions of the
exterior walls of the first story of the building as measured by an approved route around
the exterior of the building or facility.

Exception: The fire code official is authorized to increase the dimension of 150 feet (45
720 mm) where:
The building is equipped throughout with an approved automatic sprinkler system
installed in accordance with Section 903.3.1.1, 903.3.1.2 or 903.3.1.3.
Acknowledged. The final design of the buildings will comply with the Fire Code.
2. Fire Flow test required before final approval
Acknowledged.
ACSA
1. RWSA Wastewater Capacity Certification will be required at the final site plan stage.
Acknowledged. We will contact RWSA for the Wastewater Capacity Certification.
2. Submit 3 copies of the water/sewer plan for construction plan review by the ACSA at the
final site plan stage. The submission shall be made to Michael Vieira, PE, with
water/sewer data sheets included.
Acknowledged.
VDOT
1. Changes have been made to the subdivision plan to address VDOT comments after the
date of this plan: notably the intersection sight distance lines/easements. Please ensure
that the plan reflects the most current version of the Road Plan
The plans have been updated to reflect the approved Road Plans for Old Trail
Village, Blocks 10, 16-18 and 30.
2. Please note that the final site plan must show conformance with the VDOT Road Design
Manual Appendices B (1) and F, as well as any other applicable standards, regulations or
other requirements.
