Hi Rebecca. Thanks again for your very kind support of this process on our behalf thus far. Apologies for my tardiness
last week — we had both Trustees Meetings and Alumni Weekend at Blue Ridge and I am just now digging out.
I'm off to Saudi Arabia and the UAE tomorrow for Blue Ridge for eight days ... I think Kate and I can work on this while I
am away and we will do our best to do just that!

Good afternoon,
Thanks to you and Kate for stopping by the office so we could go over your proposal.
There are a couple provisions that affect your proposal and would require modification through the special exception
process. I know you said you would confirm your side property line but am including the code section below in case the
side setback is less than 125'.
§18-5.1.48(2)(v) Minimum yards -The minimum front, side, and rear yard for parking and for structures used in whole or in
part to serve a homestay shall be 125 feet from any abutting lot not under the same ownership as the homestay use. This
can be reduced under 5.1.48(i)(1(ii).
§18-5.1.486)(1)(iii) -Number of guest rooms -The limit is two guest rooms. The number of guest rooms may be increased
from 2 to 5 with approval of a special exception under 5.1.48(i)(1)(i).
Please provide a narrative that addresses the review criteria in the ordinance (below).
(2) Special exceptions may be granted after notice to abutting property owners upon consideration of the
following:
(i) There is no detriment to any abutting lot; and
(ii) There is no harm to the public health, safety, or welfare.
once we receive a complete application, we can request the item be scheduled for a Board of Supervisors agenda. Here
are the remaining items needed:
Second form of documentation of residency at 4411 Stony Point Road
Narrative (required)
Plat/survey of your parcel showing distances of house to property lines (required)
Neighbor support letters, etc (optional)

Good afternoon, Mr. Bradshaw. My name is Franklin Daniels. My wife Kate has been working with you and your office
on our Homestay Zoning Clearance, so that we can be up to date on the latest AirBnb standards for Albemarle.
Many thanks for your note below and help thus far!
I think we are just about ready to submit all the docs and fees needed for this process — but we still have a couple of
questions. We've filled out most of the docs but need a little guidance to be sure they are right!
In that spirit, we'd be grateful for the chance to meet with you for five or ten minutes, to be sure our preparations are in
order and that we are doing whatever needs to be done to meet County standards.
