This letter contains review comments for your submitted Letter of Revision for the above referenced site plan.
Please provide revised drawings that demonstrate compliance with the reviewer comments.
This is the first (1 st) Letter of Revision for this site. Three (3) Letters of Revision are allowed, after which all
required changes must submitted in the form of a site plan amendment.

1. [General Comment] Please add a title. It should state "Letter of Revision #1 — SDP200800054." Comment
addressed.
2. [32.6.1(a)] The plan shall be prepared and signed by a licensed professional. Please have an architect, professional
engineer, land surveyor, or certified landscape architect redraw Sheet 3 from SDP200800054 to include the
proposed changes being shown on page S-1 and S-2 of this Letter of Revision Application. The Plan has been linked
below for reference.
a. Once the Site Plan has been redrawn by a licensed professional the Plans will be reviewed by any additional
Staff including but not limited to Planning, Engineering, Building Inspections, Fire -Rescue, and ARB.
Comment addressed. See review comments below.
3. [32.6.2(i)] Include a revised parking requirements table on the Letter of Revision Sheets showing the current parking
requirements and proposed changes. Comment addressed. Parking schedule calculations are correct.
4. 132.6.20) and (k)] Are any changes being made to the outdoor landscaping or lighting? Is any additional lighting
proposed with this revision? If so, please submit revised Landscaping and Lighting Plans (Sheets 5 and 6 of
SDP200800054). It appears the new patio addition will impact some of the existing landscaping and lighting.
Please confirm whether or not this is required landscaping that needs to be replaced. As applicable, submit
and revise the Landscaping Plan and Lighting Plan accordingly. See ARB comments below. Comments have
been addressed.
5. [General Comment] Please add the Site Review Committee (SRC) signature panel (attached) to the cover sheet.

6. Please add a date of last revision to the drawings. Comment stands.

8. 132.6.2, 4.12.61 Please revise parking information. Based on the requirements, 97 parking spaces are needed, but it
appears that only 95 are provided. Please revise labels to include HC parking spaces in the counts and make sure
all counts are correct. See my counts below. Comment addressed. The plans shows 97 parking spaces which
matches the parking count on the cover sheet.
9. [32.6.2, 4.12.61 Revise the parking layout so all parking spaces are within the property lines. Comment addressed.
10. 132.6.2, 4.12.161 Parking spaces adjacent to 20' access aisles must be 10' x 18' and 9' x 18' parking spaces must
be adjacent to 24' access aisles. Please remove the parallel parking space next to the dumpster. Comment
addressed.
IL [General Comment] Please correct these two parking spaces labels. Comment addressed.
12. [4.12.5, 4.12.2(c)] Please provide a parking study or analysis that clarifies the use of transportation demand
management strategies (bicycle parking, bus routes, etc.) to alleviate the need for the one parking space as discussed
in our meeting on 3/24/2022. See Zoning's comments below.
a. Include a note under the parking schedule that the 96 provided parking spaces were approved by
Zoning on 5/31/2022.
b. Add a parking space behind the dumpster as discussed. Comment addressed_
13. [General Comment] All ACSA comments will need to be addressed prior to Letter of Revision approval. See
ACSA comments below. It appears the easement is 20' in width and the patio cannot be located overtop the
easement.

Albemarle County Inspections — Betty Slough, bslou hg�a albemarle.org — Requested changes, see below. No changes to
comments. Building Official confirmed these comments can be addressed during building permit application.
1. Exterior areas accessible and usable by the building occupants are regulated by the USBC. The Code of Virginia
states that all Assembly Use areas (restaurants) are required to have their drawings provided by and stamped by a
licensed design professional.
2. By adding outside seating areas, we will need drawings of the entire building with the occupant load and the existing
restrooms shown. By adding occupants to the exterior seating areas, the restroom quantities may not be adequate.

1. The existing sewer easement is 20-feet in width, centered on the sewer main and runs parallel.
2. The proposed open patio should be revised to be outside of the sewer easement, based on the criteria above.
Albemarle County Zoning Services— Francis MacCall, fmaccall@albemarle.org —No objection (5/31/2022).
1. Zoning has no objection to the reduction of required spaces by 1. The use requires 97 spaces and they are
providing 96 spaces. The known and proposed alternatives justify the 1 space reduction.
