SHOULD THE CONTRACTOR REQUIRE ANY ADDITIONAL DETAILS OR VERBAL CLARIFICATION NECESSARY FOR THE PROPER EXECUTION OF THE WORK, A WRITTEN REQUEST FOR INFORMATION SHALL BE SUBMITTED TO DIVISION 9 DESIGNS AND BUILDING OWNER IN A TIMELY MANNER SO AS NOT TO IMPEDE THE PROJECT SCHEDULE. 4. THE CONTRACTOR SHALL PAY FOR AND SECURE PERMITS, FEES, LICENSES AND INSPECTIONS NECESSARY FOR THE PROPER EXECUTION AND COMPLETION OF THE WORK UNLESS OTHERWISE INSTRUCTED BY DIVISION 9 DESIGNS AND/OR BUILDING OWNER. 5. THE CONTRACTOR SHALL CARRY ALL INSURANCE REQUIRED IN ARTICLE 11 OF AIA 201, MOST RECENT ADDITION. THE CONTRACTOR SHALL FILE CERTIFICATES OF INSURANCE ACCEPTABLE TO THE OWNER PRIOR TO THE COMMENCEMENT OF THE WORK. 6. THE CONTRACTOR SHALL BE AFFORDED ACCESS TO THE BUILDING IN ACCORDANCE WITH THE RULES AND REGULATIONS OF THE BUILDING MANAGEMENT. THE REASONABLE USE OF THE BUILDING WATER, ELECTRICITY AND HVAC AS REQUIRED FOR THE EXECUTION OF THE WORK IS AVAILABLE TO THE CONTRACTOR AT NO CHARGE TO THE CONTRACTOR. THE CONTRACTOR MAY USE THE TOILET ROOMS AS DIRECTED BY THE BUILDING MANAGEMENT. 7. CONTRACTOR SHALL INSTALL AND/OR CONSTRUCT ALL PRODUCTS AND MATERIALS IN ACCORDANCE WITH THE MANUFACTURER'S INSTRUCTIONS AND INDUSTRY STANDARDS. 8. ALL MATERIALS SHALL BE AS INDICATED IN THE DOCUMENTS. NO SUBSTITUTION ACCEPTED WITHOUT PRIOR WRITTEN APPROVAL OF DIVISION 9 DESIGNS AND THE BUILDING MANAGEMENT WILL BE ACCEPETED. 9. THE CONTRACTOR SHALL BE RESPONSIBLE FOR THE PROTECTION OF ALL EXISTING WORK. ANY DAMAGE TO EXISTING WORK CAUSED AS A RESULT OF THE EXECUTION OF THIS PROJECT SHALL BE REPAIRED BY THE GENERAL CONTRACTOR, AS REQUIRED AT THE SOLE EXPENSE OF THE GENERAL CONTRACTOR. 10. THE CONTRACTOR SHALL SECURE THE CONSTRUCTION AREA AND RESTRICT ACCESS TO AUTHORIZED PERSONNEL ONLY. 11. UNLESS INSTRUCTED OTHERWISE BY THE OWNER'S AGENT, THE REMOVAL AND DISPOSAL OF DEMOLITION AND/OR CONSTRUCTION MATERIAL SHALL BE THE RESPONSIBILITY OF THE GENERAL CONTRACTOR. THE CONTRACTOR SHALL KEEP THE CONSTRUCTION SITE FREE AND CLEAR OF ALL DEBRIS THROUGHOUT THE COURSE OF THE PROJECT. UPON COMPLETION OF THE WORK, THE ENTIRE CONSTRUCTION AREA INCLUDING THE INTERIOR FACE OF GLAZING IS TO BE THOROUGHLY CLEANED. 12. THE ELECTRICAL, PLUMBING, MECHANICAL AND FIRE PROTECTION WORK REPRESENTED IN THESE DOCUMENTS IS INTENDED TO SHOW THE GENERAL ARRANGEMENT AND LOCATION OF EXISTING AND PROPOSED FIXTURES AND ACCESSORIES. THE CONTRACTOR SHALL MODIFY EXISTING ELECTRICAL, PLUMBING, MECHANICAL AND FIRE PROTECTION SYSTEMS AS REQUIRED TO ACCOMMODATE THE NEW LAYOUT AND AS REQUIRED TO MEET ALL APPLICABLE BUILDING CODES. 13. STRUCTURAL AND MEP DRAWINGS BY OTHER. THE GENERAL CONTRACTOR SHALL BE RESPONSIBLE FOR COORDINATING THE WORK OF ALL ENGINEERS PROVIDING DESIGN AND SPECIFICATION INFORMATION FOR THE MECHANICAL, ELECTRICAL AND PLUMBING SYSTEMS. 14. THE CONTRACTOR SHALL PROVIDE'AS BUILTDRAWINGS FOR THE OWNER'S RECORDS INDICATING ANY AND ALL MODIFICATIONS TO MECHANICAL, ELECTRICAL, PLUMBING AND FIRE PROTECTION WORK. DRAWINGS SHALL BE REPRODUCIBLE, AND SHALL BE DATED AND SIGNED BY THE CONTRACTOR AND APPROPRIATE SUB -CONTRACTOR. 15. ALL WORK SHALL BE GUARANTEED BY THE CONTRACTOR FOR A PERIOD OF ONE YEAR AFTER SUBSTANTIAL COMPLETION OF THE WORK. THIS GUARANTEE SHALL COVER ALL WORK OF THE GENERAL CONTRACTOR AND SUB -CONTRACTORS. ANY DEFECTS IDENTIFIED DURING THE GUARANTEE PERIOD SHALL BE REPAIRED, AS REQUIRED, AT NO ADDITIONAL COST TO THE OWNER. 16. TEST ALL SYSTEMS PRIOR TO CLOSE-OUT TO ENSURE ALL SYSTEMS ARE WORKING PROPERLY. COORDINATION OF WORK THE GENERAL CONTRACTOR SHALL: 1. COORDINATE THE WORK OF ALL TRADES. 2. PREPARE COORDINATION DRAWINGS FOR AREAS ABOVE CEILINGS WHERE CLOSE TOLERANCES ARE REQUIRED BETWEEN BUILDING ELEMENTS AND MECHANICAL AND ELECTRICAL WORK. 3. VERIFY LOCATION OF UTILITIES AND EXISTING CONDITIONS. NOTIFY DIVISION 9 DESIGNS AND BUILDING MANAGEMENT OF CONDITIONS DIFFERING FROM THOSE INDICATED ON THE DRAWINGS. 4. VERIFY DIMENSIONS ON DRAWINGS WITH DIMENSIONS AT THE PROJECT SITE. CONSTRUCTION DOCUMENTS SHALL NEVER BE SCALED. 5. SURVEY AND LAYOUT ALL IMPROVEMENTS, UTILITIES, STRUCTURES AND MISCELLANEOUS COMPONENTS. 6. NO CONSTRUCTION ACTIVITIES SHALL INTERFERE WITH THE SAFETY AND OPERATION OF THE BUILDING OR INTERFERENCE WITH OTHER TENANTS. SUBMITTALS 1. WITHIN FIVE DAYS OF THE AWARD OF THE CONTRACT, THE CONTRACTOR SHALL SUBMIT TO DIVISION 9 DESIGNS AND BUILDING MANAGEMENT A SCHEDULE SHOWING THE SEQUENCE IN WHICH THE CONTRACTOR PROPOSES TO CARRY OUT THE WORK. WHERE APPLICABLE, THE SCHEDULE SHALL TAKE INTO ACCOUNT ANY PHASING REQUIREMENTS SUBMITTED BY THE OWNER AND TENANT, AND AS DESCRIBED IN THE CONSTRUCTION SET. EACH MAJOR CONSTRUCTION TASK IS TO BE IDENTIFIED WITH PROJECTED START AND FINISH DATES. CRITICAL ITEMS, LEAD TIMES AND EVENTS ARE TO BE INDICATED. PROJECT SCHEDULE IS TO BE UPDATED AT LEAST EVERY TWO WEEKS. 2. WHERE REQUIRED ELSEWHERE IN THESE DOCUMENTS, OR AS DIRECTED BY DIVISION 9 DESIGNS, THE CONTRACTOR SHALL SUBMIT SHOP DRAWINGS AND SAMPLES OF ALL MATERIALS AND GOODS TO BE INCORPORATED IN THE WORK. 3. SUBMITTALS SHALL INCLUDE THREE SAMPLES OR SET OF SAMPLES AS INDICATED ABOVE AND/OR SCALE COPIES OF MANUFACTURER'S PRODUCT DATA. FOR SHOP DRAWING SUBMITTALS OF THREE SHEETS OR MORE, PROVIDE A MINIMUM OF TWO PRINTS. ALLOW TWO WEEKS FOR REVIEW/ APPROVAL. THE CONTRACTOR SHALL REVIEW ALL DRAWINGS AND PRODUCT DATA FOR COMPLIANCE WITH THE DOCUMENTS, PRIOR TO DIVISION 9 DESIGNS' REVIEW. QUALITY ASSURANCES THE GENERAL CONTRACTOR SHALL: 1. SHALL COMPLY WITH APPLICABLE CODES, REGULATIONS, ORDINANCES AND REQUIREMENTS OF AUTHORITIES HAVING JURISDICTION, INCLUDING ACCESSIBILITY GUIDELINES WHERE APPLICABLE. SUBMIT COPIES OF INSPECTION REPORTS, NOTICES AND SIMILAR DOCUMENTS TO DIVISION 9 DESIGNS AND BUILDING MANAGEMENT. 2. SHALL PROVIDE PRODUCTS OF ACCEPTABLE MANUFACTURERS WHICH HAVE BEEN IN SATISFACTORY USE IN SIMILAR SERVICE FOR THREE YEARS. 3. SHALL USE EXPERIENCED INSTALLERS, FURNISH EVIDENCE OF EXPERIENCE IF REQUESTED. 4. SHALL DELIVER, HANDLE AND STORE MATERIALS IN STRICT ACCORDANCE WITH MANUFACTURERS' INSTRUCTIONS. 5. SHALL ENGAGE AND PAY FOR TESTING AGENCIES AS REQUIRED. 6. SHALL PROVIDE A LIST OF ALL SUPPLIERS AND SUB -CONTRACTORS EMPLOYED TO PERFORM WORK ON THE JOB TO DIVISION 9 DESIGNS AND BUILDING MANAGEMENT PRIOR TO THE START OF WORK. ALL SUPPLIERS AND SUB -CONTRACTORS ARE SUBJECT TO OWNER'S APPROVAL. PROJECT MEETINGS THE GENERAL CONTRACTOR SHALL: 1. ARRANGE A PRE -CONSTRUCTION CONFERENCE PRIOR TO START OF CONSTRUCTION. MEETING SHALL BE ATTENDED BY DIVISION 9 DESIGNS, CONTRACTOR, MAJOR SUB -CONTRACTORS AND BUILDING MANAGEMENT. 2. ARRANGE FOR PROGRESS MEETINGS AS REQUIRED DURING CONSTRUCTION. PRIOR TO APPLICATION FOR PAYMENT, THE CONTRACTOR SHALL RECORD THE MINUTES OF EACH MEETING AND DISTRIBUTE COPIES TO THE ATTENDEES PROMPTLY. PROJECT CLOSEOUT THE GENERAL CONTRACTOR SHALL: 1. PREPARE A PUNCHLIST OF WALL WORK REMAINING TO BE COMPLETED FOR REVIEW BY DIVISION 9 DESIGNS. 2. COMPLETE PUNCHLIST ITEMS PROMPTLY AT NO ADDITIONAL EXPENSE TO THE OWNER. 3. SUBMIT ACCURATE RECORD DOCUMENTS OF THE BUILDING AND SITE. 4. SUBMIT TO THE OWNER ALL OPERATING MANUALS, MAINTENANCE MANUALS AND WARRANTY INFORMATION RELEVANT TO THE PROJECT. 5. OBTAIN AND SUBMIT COPIES OF OCCUPANCY PERMITS. 6. TRAIN OWNER IN USE OF ALL NEW OR UPGRADED BUILDING SYSTEMS. 7. REMOVE TEMPORARY FACILITIES AND PROVIDE FINAL CLEANING AND TOUCH-UP. 8. RESTORE PORTIONS OF BUILDING SITE IMPROVEMENTS, LANDSCAPING AND OTHER ITEMS DAMAGED BY CONSTRUCTION OPERATIONS TO THE SATISFACTION OF BUILDING MANAGEMENT AT NO ADDITIONAL EXPENSE TO THE OWNER OR TENANT. GENERAL CONSTRUCTION NOTES 1. ALL PENETRATIONS THROUGH FLOOR SLABS, SUCH AS PIPING, CONDUITS, DUCTS, PNEUMATIC TUBES, ETC., SHALL BE PACKED AND SEALED WITH APPROPRIATE FIRE -RATED MATERIAL IN COMPLIANCE WITH APPLICABLE BUILDING CODES. PENETRATIONS SHALL BE SEALED WATER TIGHT. 2. THE CONTRACTOR SHALL BE RESPONSIBLE FOR THE DESIGN AND INSTALLATION OF ADEQUATE SHORING AND BRACING REQUIRED FOR THE PROPER EXECUTION OF ALL WORK. 3. NEW WORK EXTENDING EXISTING CONDITIONS SHALL ALIGN WITH AND MATCH EXISTING WORK EXCEPT WHERE OTHERWISE DIMENSIONED OR DETAILED. 4. STRUCTURAL STUDS SHALL BE USED WHEREVER NON SELF-SUPPORTING WALL -HUNG FIXTURES, EQUIPMENT OR CABINETRY OCCURS. INSTALL BLOCKING IN ACCORDANCE WITH TYPICAL BLOCKING DETAIL. BRACE ALL PARTITIONS AS REQUIRED. CUTTING AND PATCHING THE GENERAL CONTRACTOR: 1. SHALL PROVIDE CUTTING AND PATCHING WORK TO PROPERLY COMPLETE THE PROJECT. 2.
