The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review. [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. [14-302(A)(10)] Development Rights. Provide a note on the plat indicating the division rights for each parcel affected by this plat and if any development rights are being transferred with this BLA. (Note: Currently, TMP 5713- C and TMP 57B-11 each have one development right. When noted on the plat, state the division rights assigned to each revised parcel.) 2. [14-302(A)(9)] Building site. Provide the following note on the plat: "Parcel [letter or number] and the residue of Tax Map/Parcel [numbers] each contain a building site that complies with section 4.2.1 of the Albemarle County Zoning Ordinance." 3. [14-302(B)(7)] Watershed. Revise Note 6 to make it clear that Lower Mechums River Watershed is a water supply watershed. 4. [14-301(13)] Scale. Include a scale baron Sheet 2. 5. [14-303(D)] Acreage. a. Provide the total acreage for the existing and revised lots. b. Also, the plat title states that 0.237ac is being transferred while the plat map indicates 0.24ac is being transferred. Staff acknowledges that the difference is likely reflective of rounding, however, please note the acreage being transferred consistently across the plat - either 0.237ac or 0.24ac. 6. [14-302(A)(3 and 4)] Road information. Label the rights of way widths for Allendale Drive and Whisper Pines Lane. In addition, provide the deed book and page that created Whisper Pines Lane. 7. [14-303(P)] Notary panel. Is another notary panel needed for the third signature? 8. [Comment] Reminder that revised plats must include the original date of drawing and the revision date(s) of each subsequent version of the plat.
