That for and in consideration of the sum of $10.00, cash in
hand paid, and other good and valuable consideration, receipt of
which is hereby acknowledged, said Grantors hereby GRANT,
BARGAIN, SELL and CONVEY with GENERAL WARRANTY and ENGLISH
COVENANTS OF TITLE unto Melba S. Houser the real estate described
as:
All that certain parcel of land situated off State
Route 637 near Afton in Albemarle County, Virginia,
containing 16.175 acres, and more particularly described and
shown as Parcel B on a plat by Roudabush, Greene & Gale,
Inc. dated March 17, 1992, attached hereto and recorded
herewith,
TOGETHER WITH an exclusive appurtenant right-of-way for
ingress and egress and for the installation, operation,
repair and replacement of underground utilities, including
gas, water, sewer, electric power, telephone and cable
television service lines to the subject property from State
Route 637 along the forty foot private access easement, a
distance of 655.00 feet, and within the boundaries of the
triangular parcel designated as "Area of Additional Access

Said property is the same property conveyed to Grantors
in a deed of gift of Elizabeth Freeman McLean, femme
sole, dated September 29, 1988, recorded in the Clerk's
Office of the Circuit Court of Albemarle County in
Deed Book 1019, page 339.
The property hereby conveyed shall be subject to the
restrictions that it shall not be subdivided into more than three
separate parcels and any dwellings constructed on said property,
or parcels subdivided therefrom, shall be for single family use
only. These restrictions shall run with the land and shall be
binding upon the Grantee, her heirs, successors and assigns.
Nathan Houser joins in this deed to waive his contract
rights under the Contract of Purchase dated March 17, 1992, and
to direct conveyance of the property to the Grantee.
This conveyance is made expressly subject to the easements,
conditions, restrictions and reservations contained in duly
recorded deeds, plats and other instruments constituting
constructive notice in the chain of title to the property hereby
conveyed, which have not expired by a limitation of time
contained therein or have not otherwise become ineffective.
