Dear Ms. Moon,
The County of Albemarle Planning Division requires each comment below to be addressed prior to approval
of the final plat. Each comment is preceded by the applicable reference from the Subdivision/Zoning
Ordinance, unless otherwise specified.
1. [14-302.A.3] Existing streets. Indicate the right of way width for Route 729.
2. [14-302.A.10] Development Rights. Include a note indicating the development rights allocated to
proposed lots 1-10.
3. [14-302.B.8] Yards. Indicate a rear yard of 35' for lot 5 and lot 10, along the property boundary opposite
the proposed access road.
4. [14-309, 14-310, and 14-416] Soils evaluations. Prior to approval of the final plat, the subdivider shall
submit to the agent with each final plat the results of percolation tests or other methods of soil
evaluation used to determine the suitability of the soil for subsurface drainfields

No objection to the Subdivision plat
At the site plan and road plan phases will look for no parking signs on the road to maintain the required
travel way widths, will look for identification of firefighting water supply to meet the required fire flow
for rural areas, will need a note on the plan what that needed fire flow is and the location of the water
source to be used to provide it and the notes for construction/demolition fire prevention on the site
plan.

Dear Mr. Holt:
The Department of Transportation, Charlottesville Residency Transportation and Land Use
Section has reviewed the Turkey Knob Subdivision, dated May 5, 2022 as submitted by Shimp
Engineering, and find the following:
1. Approved road plans meeting SSAR, and in compliance with the VDOT Road Design
Manual are required prior to plat approval.
A VDOT Land Use Permit will be required prior to any work within the right-of-way. The
owner/developer must contact the VDOT Charlottesville Residency Land Use Section at (434)
422-9399 for information pertaining to this process. If you have further questions, please contact
Max Greene at 434-422-9894.
