RE: Jefferson Supply Distribution Center Preliminary Site
Plan - Tax Map 78 , Parcel 49G and Tax Map 79 , Parcel
4B; Hunter' s Way
Dear Mr. Hathaway:
At their meeting on August 11, 1987 , the Albemarle County
Planning Commission unanimously approved the above-noted
plan. This approval is subject to the following conditons:
1. A building permit will not be issued until the
following conditions have been met:
a. Zoning and Planning staff approval of technical
notes to the plan;
b. Issuance of an erosion control permit;
c. County Engineering approval of grading and
'drainage plans and calculations, to include
guardrail or approved substitute on the entrance
road;
d. Virginia Department of Transportation approval of
drainage plans and commercial entrance;

e. Fire Officer approval;
f . Planning staff approval of landscape plan.
g. Recordation of plat or deed combining lots 7 and 8
(parcels 49G and 4B. (This plat can also serve as
the sight easement plat) .
2. A certificate of occupancy will not be issued until the
following condition has been met:
a. Final Fire Officer approval.
3 . The site shall be limited to 13 employees, without
further Health Department approval.
4. The final plan may be administratively approved.
The technical notes to the plan required by condition la
are as follows:
1. Show guardrail or approved substitute on the entrance
road.
2. Show a 50 foot front building setback from Hunter' s
Way.
3 . Note proposed use as "paper product distribution. "
In regards to Condition #3 , I have received verbal approval
from Gary Rice of the Health Department, for twenty-five
( 25) employees. Once his written approval is submitted to
this office or to Kathy Brittain, the plan may be revised to
propose a maximum of 25 employees.
In order to expedite the completion of the above items,
please have the appropriate agency or department notify
Kathy Brittain ( 296-5875) in the Zoning Department, in
writing, that the applicable conditions have been met.
In order to be eligible for administrative approval by the
agent, a final site development plan shall be submitted
within six ( 6) months of the date of Commission approval of
the preliminary plan. In any case, the final site
development plan shall be submitted within one ( 1) year of
the Commission approval of the preliminary plan or the
preliminary plan approval shall expire.

During the above time period, the applicant shall work to
satisfy the conditions of preliminary plan approval and to
obtain tentative approvals for the final site development
plan from the agencies represented on the site plan review
committee.
