THIS DEED made and entered into this 31st day of August,
1994 by and between FLOSSIE S. TERRELL, widow, hereinafter referred
to as the Grantor, and DONALD N. TERRELL and NORMAN R. TERRELL,
SR., as Trustees of the THE TERRELL FAMILY LAND TRUST, under the
terms of a certain Land Trust Agreement dated August 31, 1994,
hereinafter referred to as the Grantees, whose address is Route 1,
Box 105, Charlottesville, Virginia 22901.
W I T N E S S E T H:
That for and in consideration of the sum of TEN and
NO/DOLLARS ,$10.00), cash in hand paid the receipt of which is
hereby acknowledged, the Grantor does hereby GRANT, BARGAIN, SELL,
and CONVEY with GENERAL WARRANTY and ENGLISH COVENANTS OF TITLE
unto the Gr�sntee the fallowing described property:
(1) All that certain tract or parcel of land
in Albemarle County, Virginia, containing
18.032 acres, shown and described on a plat
dated August 17, 1971, by B. Aubrey Huffman
and Associates entitled "Plat Showing J. A.
Terrell Property Shown As parcel 27 on Sheet
101, Albemarle County Tax Hap" of record in
the Clerk's Office of the Circuit Court of
Albemarle County, Virginia, in Deed Book 501,
page 330, less and except a parcel containing
0.213 acres, conveyed to James L. Thomas by
dead dated March 16, 1990, of record in said
Clerk's Office in Deed Book 3095, at page 121.
The said 16.032 acres is the residue of three
(3) parcels containing 18.245 acres and
conveyed to J. A. Terrell by the following
three (3) deeds:
(a? Deed dated November 25, 1925, from Eddie
Bell and Ethel Bell, of record in said Clerk's
Office in Deed Book 191, page 490.
