A site plan is being submitted that includes the requirements of section 32.6 of the County Code. 2. A site plan fee is included. 3. The side yard setbacks have been addressed to meet the code requirements. The setback is 18', based on the height of the building and the location of the building has been updated. 4. A special exception request has been included to address the stepback and front yard setback requirements for the buildings. The buildings with the updated heights meet the internal setback requirements, as shown on the site plan. 5. The buildings along Woodburn Road have been updated, this comment no longer applies. 6. The updated building heights have been provided for each type of unit. A special exception request has been included for relief of the front yard setback maximum requirement and relief of the building stepback requirement. 7. See comment response for Jt6, a special exception has been submitted for the (3) condominium buildings. 8. The area and location of the managed slopes have been updated on the plans. 9. The WPO plan has been approved for this project. This site plan may require some modifications to the approved WPO with a WPO amendment. This will be submitted and approved prior to the approval of the site plan. 10. The landscaping plan has been updated to include the landscaping design and stabilization of the slopes greater than 3:1. A note has also been added to the grading sheet referencing the landscaping plan. 11. The retaining walls are under review with the building department. They have been designed and submitted as part of the WPO process. 12. The SWM easements and other easements have been added to the plans. Currently, they are being platted as well by the surveyors, and will be recorded prior to the approval of the site plan. A platting and easement plan (Sheet 3) has been added to the plan set as well. 13. The trees have been moved away from the storm easements and utility easements. 14. The final plans include the design of the access road (Travelway). The slopes on this travelway are less than 10%. 1S. Sight distances have been added and shown at all intersections with the travelways. 16. The site plan and the details have been updated to clearly show the location of the CG-6 and the roll -face curbing for this project. 17. All the radii and entrance types have been labeled on the plans. 18. The sidewalk along Woodburn Road is a minimum of S' in width. 19. The profiles and calculations have been included for the storm pipes and inlets. 20. All parts of the proposed buildings are within ISO' of a roadway or travelway for fire access. 21. All travelways are 26', and can accommodate the fire truck to access the heights of the buildings. 22. No parking signs have been included with the design of the travelway. 23. The dead end at the travelway is less than ISO', and this measurement has been added to the plans. 24. The ISO calculations have been added to the cover sheet. 2S. Additional fire hydrants have been added to the design for fire flow coverage of the buildings. 26. The flow test information has been added to the plans. 27. The plans have been submitted to ACSA for review. 28. The plans have been submitted to RWSA for review. 29. It is noted that the offsite sewer shall be reviewed and approved with this project. 30. The offsite sewer easements have been acquired for this project. 31. It is noted that utility approval is required for this project. 32. Road names for the travelways have been added to the plans. 33. The right turn/left turn analysis for Woodburn Road has been provided to VDOT. 34. The additional detail and cross section for the widening of Woodburn Road has been added to the plans. 3S. The sidewalk along Berkmar Drive has been updated, as requested. 36. Sight distance profiles for both entrances have been provided. 37. The sight distance along Woodburn Road has been updated, as requested. 38. The Right of way dedication information has been updated on the plans. 39. The entrances into the site have been updated per VDOT regulations. 40. The geometry at the entrances have been provided. 41. The taper has been shown and updated at Berkmar Drive. 42. The additional detail has been added to the grading sheet, as requested. 43. The drainage profiles for the structures have been provided. 44. The comment is acknowledged.
