Please prepare a zoning compliance letter for the above -described property confirming the following: 1. That the property is located in the Planned Development - Mixed Commercial (PD-MC) zoning district under the Albemarle County Zoning Ordinance. 2. That the property is located in the Entrance Corridor (EC) overlay district. 3. That uses permitted by right in the C-1, CO and HC districts are permitted by right in the Planned Development - Mixed Commercial (PD- MC) zoning district pursuant to Sec. 25A.2.1 of the Zoning Ordinance, including the following: a. Administrative and business offices, pursuant to Sec. 23.2.1.1 of the Zoning Ordinance. b. Offices, including medical, dental and optical, pursuant to Sec. 23.2.1.2 of the Zoning Ordinance. C. Financial institutions, pursuant to Sec. 23.2.1.3 of the Zoning Ordinance. d. Accessory uses and structures incidental to the principal uses provided in Sec. 23.2.1.3 of the Zoning Ordinance (including data processing services and central reproduction and mailing services and the like); provided that the aggregate of all accessory uses shall not occupy more than 20 percent of the floor area of the buildings on the site. Drive -through windows (reference 5.1.60), pursuant to Sec. 23.2.1.17 of the Zoning Ordinance. 4. That the existing uses of the property comply with the Zoning Ordinance or are lawfully nonconforming. 5. That the existing building and the existing uses of the property are permitted within the Entrance Corridor (EC) overlay district. 6. That no County consents or authorizations would be required to allow the above -referenced uses to continue if ownership of the property changed. 7. That there are no special or conditional use permits, proffers, variances, planned unit developments or related conditions and plans that apply to the property except for SP- 94-29 issued November 16, 1994, approving a drive -through window for a bank. A complete copy of SP-94-29 and all related conditions and plans is enclosed. 8. That there are no outstanding building code violations or zoning violations. We have paid the fee of $227.76 online and attach copies of the completed application, a Word version of this letter, the tax card and a copy of the most recent plat of the property to assist in identifying the property.
