The limits of disturbance due to clearing and grading totals 2.30 acres. Stormwater Management: In the existing condition, the property is undeveloped. However, per record plan "Amendment of Phase II Road Plan for Olympia Drive & Town & Country Lane," a bioretention was designed to meet both stormwater quality and quantity requirements for the future build out of the parcel. The bioretention also handles stormwater quantity and quality requirements for the Guadalajara parcel (78-913) and portions of Olympia Drive and Town & Country Lane. See Sheet C6.0 for record plan sheet reference. According to the drainage area map provided in the above -referenced record plan, a majority of the Towneplace Inn and Suites parcel was considered in a fully -developed condition for the design of the bioretention. The developed condition for the parcel included 2.13 acres with a c-factor of 0.90. The proposed limits of disturbance for the Towneplace Inn and Suites is 2.30 acres, while the overall parcel area is 2.40 acres total. Since only 2.13 acres of the parcel was accounted for originally in the design of the bioretention, calculations were performed with this plan to determine if any additional on -site stormwater management would be required for the remainder of the disturbed area. The overall parcel was also considered as the most conservative approach.
