This letter is to notify you that your above -referenced petition has been scheduled for public hearings as follows:
This application will be reviewed, and public comment received, at the Albemarle County Planning Commission meeting
on Tuesday, July 26, 2022. The Albemarle County Planning Commission will meet at 6:00 p.m., Lane Auditorium, Second
Floor, County Office Building, 401 McIntire Road, Charlottesville, Virginia. You or your representative must be present at
this meeting. The staff report and agenda will be posted to www.albemarle.org/government/community-
development/advisory-boards/planning-commission as soon as it is available and approximately one week prior to the
meeting date. Please note that a sign or signs will be posted on the property prior to the commission's public hearing. See
detailed information attached regarding the sign posting.
After the Commission has made a recommendation on the proposal, a public hearing will be scheduled for the Board of
Supervisors. Public hearing items are typically scheduled to begin at 6:00 p.m., but some Board meetings begin as early as
1:00 p.m. I will coordinate and inform you of the meeting date and instructions for the meeting.

SIGN POSTING: At least fifteen (15) days preceding the commission's public hearing, the zoning administrator or designee
shall erect on the property, subject to the above -referenced application(s), a sign (or signs) indicating the property is to be
subject to public hearing and referencing how to obtain additional information regarding such hearing. The sign shall be
erected within ten (10) feet of whatever boundary line of such land abuts a public road and shall be so placed as to be
clearly visible from the road. If more than one such road abuts the property, then a sign shall be erected in the same
manner as above for each such abutting road. If no public road abuts thereon, then signs shall be erected in the same
manner as above on at least two boundaries of the property abutting land not owned by the applicant. The filing of the
petition or application shall be deemed to grant consent to the zoning administrator or designee to enter upon the property
and to erect the signs.
Upon a finding by the Board of Supervisors that failure to comply with the posting requirements of this section has denied
the public reasonable notice of the public hearing, the Board may defer action on the petition or application until
reasonable notice by posting is given.
The applicant shall exercise due diligence to protect the sign or signs erected, pursuant to section 33.25/33.38, from
vandalism and theft; maintain the sign or signs in the location or locations in an erect position as placed by the zoning
administrator or designee; and ensure that such sign or signs remain legible. Failure to comply with these responsibilities
may be grounds for the Commission or the Board of Supervisors to defer action on the petition or application until there is
reasonable compliance.
Any sign erected pursuant to section 33.25/33.38 shall remain the property of the Board of Supervisors. It shall be
unlawful for any person, except the applicant performing maintenance required by this section or the zoning administrator
or an authorized agent of either, to remove or tamper with any sign erected pursuant to section 33.25/33.38. All such
signs shall be removed by the zoning administrator or designee within fifteen (15) days following the Board of Supervisor's
final action on the petition or application or the applicant's withdrawal of the petition or application.

This letter is to notify you as an adjacent property owner about the above -referenced applications. ZMA202000012 is a
proposal for a request to rezone two properties totaling 17.51 acres from the RA Rural Area and LI Light Industry zoning
districts to the NMD Neighborhood Model District to allow a mixed -use development with up to 157 residential units and
16,500 sq. ft. of non-residential uses. Additional legal information about these projects is provided on the following page.
This application will be reviewed, and public comment received, at the Albemarle County Planning Commission meeting

The staff report and agenda will be posted to www.albemarle.org/government/community-development/advisory-

PROPOSAL: Request to rezone two properties totaling 17.51 acres from the RA Rural Area and LI Light Industry zoning

PETITION: Request to rezone 12.19 acres from the RA Rural Area zoning district which allows for agricultural, forestal,
and fishery uses; residential density (0.5 unit/acre in development lots) to NMD Neighborhood Model District which allows
for residential (3 - 34 units/acre) mixed with commercial, service and industrial uses. Request to rezone 5.32 acres from
the LI Light Industry zoning district which allows industrial, office, and limited commercial uses (no residential use) to NMD
Neighborhood Model District which allows for residential (3 - 34 units/acre) mixed with commercial, service and industrial
uses. Proposal includes approximately 3.5 acres of open space and recreational amenities throughout the development. A
minimum of 58 and a maximum of 157 residential units are proposed at a maximum gross residential density of 8.96
du/acre for the entire development and a maximum net density of 12 du/acre for the area designated for development in
the Crozet Master Plan. A maximum of 16,500 sq. ft. of non-residential uses are proposed. Request proposed to amend the
ACSA jurisdictional area boundary to water and sewer on Tax Map Parcel 56-91A. Request includes sidewalk and planting
strip waivers. ZONING: RA Rural Areas - agricultural, forestal, and fishery uses; residential density (0.5 unit/acre in
development lots); LI Light Industry - industrial, office, and limited commercial uses (no residential use)
OVERLAY DISTRICT: Entrance Corridor (EC); Managed and Preserved Steep Slopes. PROFFERS: No
COMPREHENSIVE PLAN: Middle Density Residential - Residential densities of 6-12 units per acre, up to 18 units per acre
for affordable housing or for construction of small-scale housing types: bungalow courts, small and medium multiplexes,
accessory dwelling units, live/work units, small single family cottages, and tiny houses. Secondary uses include religious
assembly uses, schools and child care, institutional, and commercial/retail; Neighborhood Density Residential -Residential
densities of 3-6 units per acre, housing types including townhomes, single-family attached, single-family detached,
accessory dwellings, Secondary uses include religious assembly uses, schools and child care, institutional, and
commercial/retail; and Green Systems - parks, greenways, open space, environmental features within the Crozet Master
