[32.5.2 (a)] Please provide a written narrative on the cover sheet identifying the changes proposed with this LOR. 2. [32.6.2 (i)] The parking label north of building #7 states that 18 spaces are provided, but 23 are actually shown. Please revise the label so that it states the correct number of spaces. 3. [32.5.2 (b)] Based on staff count of the new total square footage of buildings, the gross floor area for the project is now 129,932 sq.ft. The floor area ratio on the cover sheet lists the gross floor area as 145,413. Please verify the total gross floor area proposed with this LOR, and revise the floor area ratio calculation as necessary. 4. [32.7.2.2] Please see Fire Rescue comments #1 ad #2. Clarify the travel way widths adjacent to buildings taller than 30 feet. Fire apparatus roads adjacent to buildings taller than 35 feet must be a minimum of 26' wide and unobstructed. 5. [32.7.5] The LOR drawings include copies of the utility plans, however, it appears no changes to water or sewer utilities are proposed. Please verify whether any changes to water or sewer lines are proposed with the LOR. If so, ACSA will need to review the proposed changes. 6. [32.7.8] Are any changes to outdoor lighting proposed? If so, please provide a lighting plan showing new light locations and footcandles measurements within the property and along all property lines. Lighting plan must meet all requirements of Section 18-4.17 of the County Code. Requested Changes 1) Fire apparatus access roads/fire lanes are required for all buildings. The minimum width of the unobstructed travelway for these roads is 20 It if the buildings are 30 feet or less tall and 26 ft. if the buildings are over 30 feet tall. The plan notes indicate building heights up to 65 ft tall. Building labeld 12 appears to be an industrial building with two stories and one seyt of the condominiums is listed as three story on a previous set of plans. Please clarify the heights of these buildings and if taller than 30 feet, ensure there is a fire apparatuis access road with an unobstructed travelway of 26 feet serving the building. 2) The minimum travelway widths indicated on the plans are such that if parking occurs outside of the delineated parking spaces onthe plans, the travelway will be reduced below the minimum unobstructed width. Pleas eindicate loactions of no parking signs to prevent this on the plans. 3) The nature of the buildings and project suggessts some of the buildings will require fire suppression system installation. Any such Tire safety systems are the purview of the building official to require them, however if a sprinkler system is installed, then an FDC is installed. If an FDC is installed, then there must be a hydrant within 100 feet of the FDC and arranged so that when both are in use, it does not obstruct the traveway. I have noted the hydrants as displayed on the plan, but could not evaluate if the requirement for hydrant and FDC is met. Please either indicate with a note on the plan that a hydrant will be installed within 100 ft of any FDC that is required and installed or indicate the location of FDC on the plans. 4)During construction, the following fire prevention steps are required, so please note them on the plan: a) Smoking shall be prohibited in areas where smoking makes conditions such as to make smoking a hazard and these areas shall be designated with no smoking signs per Virginia Statewide Fire Prevention Code. b) Areas where smoking can occur, shall have appropriate receptacles for discarded smoking materials per Virginia Statewide Fire Prevention Code. c) Per the Virginia Statewide Fire Prevention Code, vehicular access for firefighting shall be provided at all construction and demolition sites, provide access to within 100 ft. of temporary or permanent fire department connections, and have no overhead wiring or other overhead obstructions lower than 13 ft. 6 inches; this access may be via permanent or temporary road, but shall be capable of supporting fire apparatus in all weather conditions. d) Contractor shall ensure the street numbers are always plainly visible from the frontage street during construction per the Virginia Statewide Fire Code e) An approved water supply for firefighting operations shall be in place and available as soon as combustible materials arrive on site. f) Waste and combustible debris shall be removed from the building at the end of each day and disposed of in accordance with the Virginia Statewide Fire Code g) Fire extinguishers shall be provided, with not less than one approved fire extinguisher at each stairwell, on all floor levels where combustible materials have accumulated, in every storage and construction shed and in areas of special, hazards, such as where flammable and combustible liquids are stored or used, in accordance with the Virginia Statewide Fire Code h) Operations involving the use of cutting and welding shall comply with the Virginia Statewide Fire Prevention Code and shall require a permit from the Albemarle County Fire Marshal's Office Page: 1 County of Albemarle Printed On: 77/14/2022
