Dear Mr. Ray,
This letter approves your submitted Letter of Revision for the above referenced site plan. The
letter of revision proposes the following changes:
1. Revise landscape plan and canopy calculations
2. Relocate storm water pipe on top of the retaining wall and make it roughly parallel to
the property line between Willow Glen and the adjoining parcel to the west (TMP 32-
56) to avoid rock.
3. Relocate retaining wall to make it roughly parallel to the property line.
4. Adjust rear lot lines of lots 140 through 148
5. Widen lot 141 by 3 feet; the lot line on the south side of lot 140 was moved 3 feet and
the lot line in between lot 140 and 141 was also moved 3 feet (both in a southerly
direction towards Town Center Boulevard)
6. Reduce common open space due to rear lot line adjustment(still meets minimum
25%required)
7. Screen dumpsters
This is the first(1st) Letter of Revision for this site. Three (3) Letters of Revision are allowed,
after which all required changes must be submitted as a site plan amendment.

EXECUTION OF THESE PLANS. THE ENGINEER SHALL DETERMINE THE NATURE AND DEGREE OF CHANGES NECESSARY,

ORGANIZED AND SAFE SITE, AND IS THE FINAL AUTHORITY AS TO THE LOCATION, PLACEMENT OR STORAGE OF ANY
SHOWN WHEN, IN THE OPINION OF THE COUNTY ENGINEER, OR DESIGNEE, IT IS DEEMED NECESSARY. WHEN
AND ALL MATERIALS, EQUIPMENT, VEHICLES AND TEMPORARY STRUCTURES USED DURING CONSTRUCTION. NEITHER
GUARDRAIL IS REQUIRED, IT SHALL BE INSTALLED FOUR (4) FEET OFFSET FROM THE EDGE OF PAVEMENT TO THE FACE

TO THE SERVICE PROVIDER AND ENGINEER. THE CONTRACTOR IS RESPONSIBLE FOR ALL COSTS ASSOCIATED WITH
REPAIR AND RESTORATION OF SERVICE.
11.ALL EXISTING IMPROVEMENTS ADJACENT TO THE PROPERTY, SUCH AS ROADWAYS, SHALL BE PROTECTED FROM
DAMAGE DUE TO THE EXECUTION OF THE WORK. ALL REPAIR MADE NECESSARY BY THE CONTRACTOR OR THOSE
ASSISTING HIM / HER IN THE EXECUTION OF THE WORK SHALL BE BORNE BY THE CONTRACTOR.
12.USE OF EXPLOSIVES IS EXPRESSLYPROHIBITED D UNLESS STATED OTHERWISE. IF PERMITTED, CONTRACTOR SHALL
OBTAIN ALL NECESSARY PERMITS AND NOTIFY ENGINEER PRIOR TO STORING OR USI NG EXPLOSIVES ON -SITE. ALL
OTHERS SHARING THE SITE FOR CONSTRUCTION PURPOSES SHALL ALSO BE NOTIFIED. USE OF EXPLOSIVES SHALL
BE CAREFULLY COORDINATED WITH ALL OTHERS SHARING THE SITE AS WELL AS VDOT AND ADJACENT OWNERS.
13.PRIOR TO ANY CONSTRUCTION WITHIN ANY EXISTING PUBLIC RIGHT-OF-WAY, INCLUDING CONNECTION TO ANY
EXISTING ROAD, A PERMIT SHALL BE OBTAINED FROM THE VIRGINIA DEPARTMENT OF TRANSPORTATION (VDOT). THIS
PLAN, AS DRAWN, MAY NOT ACCURATELY REFLECT THE REQUIREMENTS OF THE PERMIT. WHERE ANY DISCREPANCIES
OCCUR, THE REQUIREMENTS OF THE PERMIT SHALL GOVERN.
14.CONTRACTOR SHALL COORDINATE TRAFFIC CONTROL MEASURES WITH VDOT INSPECTORS PRIOR TO OR AS PART OF
THE REQUIRED PRE -CONSTRUCTION CONFERENCE.

1. ALL UNSUITABLE SOIL MATERIAL SHALL BE STOCKPILED AND ITS DISPOSITION DETERMINED BY THE OWNER WHILE THE

2. CASH PROFFER.
A. THE OWNER SHALL CONTRIBUTE CASH TO THE COUNTY IN THE FOLLOWING AMOUNTS FOR EACH DWELLING UNIT

FOLLOWING FINAL GRADING OF SITE. IF SCHEDULE PLANT QUANTITIES REQUIRE MULITPLE DELIVERIES,
CONTRACTOR SHALL ARRANGE TO HAVE SIMILAR GROUPINGS, AREAS DELIVERED AT THE SAME TIME IN ORDER
THAT PLACEMENT AND INSTALLATION OF DESIGN CAN OCCUR TOGETHER. CONTRACTOR SHALL NOTIFY
LANDSCAPE ARCHITECT OF SCHEDULE AT LEAST 2 WEEKS IN ADVANCE.
7. AFTER INITIAL PLACEMENT OF PLANT MATERIAL BY THE CONTRACTOR THE LANDSCAPE ARCHITECT RESERVES
THE RIGHT TO REEVALUATE AND ADJUST, IF NECESSARY.
8. THE LANDSCAPE CONTRACTOR IS RESPONSIBLE FOR FULLY MAINTAINING ALL PLANTING (INCLUDING, BUT NOT
LIMITED TO: WATERING, SPRAYING, MULCHING, FERTILIZING, ETC.) OF PLANTING AREAS & LAWNS UNTIL THE
WORK IS ACCEPTED IN TOTAL BY THE LANDSCAPE ARCHITECT AND THE OWNER. CONTRACTOR TO PRUNE ALL
PLANT MATERIAL PRIOR TO SUBSTANTIAL COMPLETION IN A FASHION THAT RESEMBLES EACH SPECIES NATURAL
SHAPE UNLESS OTHERWISE NOTED ON THE PLANS.
9. THE LANDSCAPE CONTRACTOR SHALL COMPLETELY GUARANTEE ALL PLANT MATERIAL FOR A PERIOD OF ONE (1)
YEAR BEGINNING AT THE DATE OF SUBSTANTIAL COMPLETION. THE LANDSCAPE CONTRACTOR SHALL PROMPTLY
MAKE ALL REPLACEMENTS BEFORE OR AT THE END OF THE GUARANTEE PERIOD (AS DIRECTED BY THE OWNER).

11. STANDARDS SET FORTH IN 'AMERICAN STANDARDS FOR NURSERY STOCK' REPRESENT GUIDELINE
SPECIFICATIONS AND CONSTITUTE MINIMUM QUALITY REQUIREMENTS OF THE PLANT MATERIAL FOR THIS
PROJECT.
12. SOD AND SEED SHALL BE A TALL FESCUE BLEND. NOTIFY LAN DSCAPE ARCHITECT OF MIXTURE PRIOR TO
ORDERING FOR APPROVAL.
13. MULCH SHALL BE PLACED IN PLANTERS, PLANTING BEDS AND AROUND ALL INDIVIDUAL PLANTS NOT LOCATED
IN PLANTING BEDS. MULCH SHALL BE DOUBLE SHREDDED DAR HARDWOOD AND APPLIED 2-INCHES (2") IN DEPTH
BY THE LANDSCAPE CONTRACTOR UNLESS OTHERWISE NOTED ON THE DRAWINGS. MULCH RINGS AROUND

14. THE LANDSCAPE CONTRACTOR SHALL CLEAR ADN GRUB ALL WEEDS, DEAD TREES, TREES 1-INCH (1") CALIPER
OR LESS AND OTHER SELECTED UP TO 6-INCH (6") CALIPER AS DETERMINED IN THE FIELD BY THE LANDSCAPE

Attached please find a Letter of Revision Application,the appropriate fee and the
required plan sets.
This Letter of Revision is for Phase I of the Willow Glen project near the
intersection of Dickerson Road and Town Center Boulevard. We are requesting
county approval of the following changes:
1. Pursuant to our earlier discussions with the county staff we have relocated
the storm water pipe on top of the retaining wall and made it roughly
parallel to the property line between Willow Glen and the adjoining parcel to
the west (TMP 32-56) to avoid rock.
2. Also pursuant to out earlier discussions with the county,we have relocated
the retaining wall mentioned in Number 1 above to make it roughly parallel
to the property line.
3. We have adjusted the rear lot lines of Lots 140 through 148 so that the rear
property line of these lots is roughly parallel to the retaining wall. The result
of this is to create lots that are deeper than reflected on our original site plan.
4. In addition,we have widened Lot 141 by three feet (3') in order to
accommodate the builder's preferred plan for his model home. The lot line
on the south side of Lot 140 was moved three feet and the lot line in between
Lot 140 and 141 was also moved three feet(both in a southerly direction
(towards Town Center Boulevard).
Once these proposed changes have been made we still have more that adequate open
space for landscaping between lots and along the property line we share with our
neighbor.
