LOCATION: Reservoir Road, approximately 900 feet west of the intersection with Fontaine Ave. Ext. and across the street
from Foxhaven Farm Road
PROPOSAL: Request for approval of a major site plan amendment in accordance with SP201800011 Regents School for
35,920 square feet across 18 buildings. The site plan also proposes associated parking, sports field and court, and plaza. A
supplemental request for a central water supply and central sewerage system is proposed in accordance with Chapter 16
of the Albemarle County Code of Ordinances.
ZONING: R1 Residential (1 unit/acre) with private schools allowed by special use permit (SP2018-011)
OVERLAY DISTRICT(S): Managed Steep Slopes; Preserved Steep Slopes; Airport Impact Overlay; Entrance Corridor
COMPREHENSIVE PLAN LAND USE/DENSITY: Neighborhood Density Residential - residential (3-6 units/acre);
supporting uses such as places of worship, schools, public and institutional uses and small-scale neighborhood serving retail
and commercial; in Neighborhood 6 / Western Urban Neighborhood.
POTENTIALLY IN MONTICELLO VIEWSHED: No
Please be advised that due to the Covid-19 pandemic and efforts to maintain recommended social distancing, the Site
Review Meetings no longer take place. Review and comment can instead be provided electronically. Please contact the
lead reviewer for an online link through which you can view the plans, comments, and provide feedback. The comments
will be available to view on August 19, 2022.
Please note that one purpose of a Site Plan Review is to provide an opportunity for the applicant and reviewers to discuss
review comments. These projects are "by -right", which means that if the proposed plans meet the minimum requirements
of the County's zoning, site plan, or subdivision ordinances, they must be approved. Recognizing the importance of public
comment, we encourage you to reach out to the lead reviewer to express any concerns or questions you may have
regarding the application.
