To Whom it May Concern:
In response to your request for a Letter of Zoning Compliance for the above -referenced
Property, please be advised of the following:
The Property is zoned NMD, Neighborhood Model District, and lies within the boundaries of
the County's zoning districts. The permitted uses of the Property are provided in the Code
of Development, approved with ZMA2019-00003 and ZMA2021-00014 with proffers. Mixed
use commercial buildings are permitted within this zoning classification subject to the
approved ZMAs. The Property is subject to the Airport Impact, Entrance Corridor, and Steep
Slopes Overlay Districts described in Section 30 of the Zoning Ordinance.
• The Property is not subject to any proffered conditions or other special limitations imposed
by the County, except for the proffers accepted with the following ZMAs; ZMA2019-00003
and ZMA2021-00014.
To the best of my knowledge, the Property is currently in compliance with all applicable
requirements of the Zoning Ordinance. A review of our files found (i) no violations or
alleged violations or regulations applicable to the Property, whether pending,
contemplated, or having already occurred, (ii) no fees due or pending with respect to
any matter before the County Zoning Office; and (iii) no pending application for
rezoning of the Property or for a special or conditional use permit or variance in
connection with the Property. Further, no proceeding to challenge the zoning or other
governmental approval or use of the Property is pending or overtly threatened to the best of
my knowledge.
• The Property has been approved for development with SDP2021-00022 ALBEMARLE
BUSINESS CAMPUS - BLOCK 5 - FINAL and SDP2021-00065 ALBEMARLE BUSINESS
CAMPUS: BLOCK 1 — FINAL, thus final approval of both applications are in compliance with
all requirements under the applicable zoning ordinance, including parking.
• For Parcel IDs 07600-00-00-046AB and 07600-00-00-05400, the government permits and
approvals necessary for the construction, use, and operation of that portion of the Property
as proposed with SDP2021-00022 have been issued and are in full force and effect. Once
all inspections are completed and approved with Building and Zoning, occupancy will be
deemed in compliance.

• For Parcel ID 07600-00-00-046AA, the government permits and approvals necessary for the
construction, use and operation of that portion of the Property as proposed with SDP2021-
00065 have been issued and are in full force and effect. Once all inspections are completed
and approved with Building and Zoning, occupancy will be deemed in compliance.
• If the Property contained physical development approved with a site plan, then in the event
of casualty, the Property may be rebuilt substantially in the same form upon satisfaction of
all required building permits and site plans, as applicable.
• Copies of relevant records may be obtained via the noted links or the Community
Development Department Records Public Access link below. If unable to find the records, a
request through the department's Records Manager, Paul Bjornsen, at
pbiornsen(a)albemarle.org may be made. It will take longer to fulfill if the request is not
based in Virginia.
