The property is bordered by on the North West side by Hydraulic Rd with approximately 270' of road frontage. 2. The property is bordered on the South West Side by Webland drive with a boundary of approximately 360'. 3. The Property is bordered on the North East Side by a single family residence, with address 2948 Hydraulic Rd. There are also some town home units with addresses 1566-1578 Garden Ct in the Garden Court Townhouse subdivision. 4. The property is bordered on the South East Side by a heavily wooded and undeveloped parcel in the amount of 1.21 Ac with a border distance of approximately 225'. L tT Lt Our Intended Business. At True Living, we intend to operate our custom home building company with 7 employees at this location. Typically 4 of these employees will be at this location during regular business hours. Our regular business hours for entertaining clients has been established as 8:00 AM to 5:00 PM. We do, however, access the building for our storage and business use purposes before and after this time frame. Our intentions are to use this facility for all of our business needs and requirements just as the previous business has done. Find additional information regarding previous and our intended usage below. The property has sufficient parking and access from the road. No improvements required to accommodate our use. We will not be using the storage section in front of the building as storage. We intend to use this as parking or landscaping. We intend to beautify the facade and improve the streetscape. We would appreciate you extending all of the previous benefits from the previous owner and its non conforming use of this parcel to us for our business uses. We understand that this may exception may survive continued use as long as it is renewed and in use every 2 years. Previous Business and Property Usage Plan: Driller's Service LLC has used this property since 1964 for its sales, storage and business operations. We intend to use the property in a similar fashion. This building will eventually house our sales and selection center, our warehouse, and our storage yard; including products and equipment related to our business and all of our custom home building business related activities. Similar to what was found from Drillers service, we could glean information from an excerpt of an affidavit to the county of Albemarle, "3. The Property was used for the outdoor storage and sales of septic tanks, pipes, and heavy equipment. Eighteen-wheeler trucks delivered materials for sale to the Property weekly, and our four flatbed delivery trucks parked on the property were used to deliver products to customers. The building on the Property operated as the sales office." The building itself will be used as it currently sits. This will include 2500 SF of Warehouse and 490 Sf of Office. See Figure C for additional floor plan information. We will use the Storage yard to house our materials related to our process. We will use the parking areas as they are outlined and have been established for many years. See Figure B for an overall site layout. At present, The building is essentially a warehouse. We intend to formulate a plan to bring the building up to specifications and create the appropriate offices / sales team locations as well as improve the shell of the structure.
