Bohler Engineering is pleased to submit on behalf of Halle Properties, LLC the revised
Easement Plat 2nd Submission for the Discount Tire in Albemarle County, Virginia. The following
is our comment response letter addressing comments received from various departments. Each
comment is addressed and responded to as follows:
Albemarle County Planning Services — Kevin McCollum
Comment 1: [14-305(A)(4)(5)] Please show any existing public or private easements on the
plat. Include the easement
holder's name as well as the recorded instrument number.
Response 1: All existing easements are shown on the plat.
Comment 2: [14-302(B)(1)] Include a date of revision.
Response 2: Revision line has been added.
Comment 3: [14-302(B)(5)] Revise Note 6 to include the following Overlay Districts: Airport
Impact Area, Entrance Corridor, and Steep Slopes — Managed.
Response 3: Note 6 has been revised to reflect overlay districts.
Comment 4: [14-302(B)(6)] Revise all "PID" and "PIN" references and change them to "TMP"
for Tax Map and Parcel number.
Response 4: Revised to show "TMP" instead of "PID".
Comment 5: [14-302(B)(7) Please include a note that the subject property is not within and
Albemarle County and/or City of Charlottesville water supply watershed or an
agricultural -forestal district.
Response 5: Item has been added as Note 7.

Comment 6: [14-303(I)] Provide a definite bearing and distance tie between not less than two
(2) permanent monuments on the exterior boundary of the property
Response 6: Permanent monuments have been identified.
Comment 7: [14-303(L)] New stormwater facility easements will require a deed of dedication
to be recorded with the plat. Once all revisions to the plat have been made, staff
from the Engineering Division will draft the deeds and transmit them to the
applicant. When the plat is ready to be submitted to the County for
signature/approval, signed hard copies of the deeds will also need to be
submitted so that the County Executive and County Attorney can sign them. See
Engineering comment 5 below. Please contact
Engineering Division staff directly if you have further questions

Comment 1: [14-302(A)] Show all proposed public and private easements. Refer to site plan.
Response 1: All proposed easements are shown.
Comment 2: [14-302(A)] Label public easements as "dedicated to public use.
Response 2: Revised to show public dedication.
Comment 3: Correctly label the easement for the SWIM facility and it's outfall. Callout/Label as
'SWM Facility Easement'
Response 3: Storm labels have been revised to reflect SWIM facility easement.
Comment 4: [14-302(B)] Provide dimensional ties between at least two (2) permanent
monuments on exterior property boundary.
Response 4: Permanent monuments have been identified.
Comment 5: Record plat and deed of dedication prior to WPO plan approval.
Response 5: Acknowledged.
ACSA — Richard Nelson
Comment 1: Add a note that the ACSA easements are to be centered on as -built location.
Response 1: Note 9 has been added.
Comment 2: For the legend "WTR 20" note; revise to "Denotes 20' ACSA waterline
easement..."
Response 2: The denotation has been revised.
Comment 3: Utility plan approval will be required prior to final plat approval.
