The Planner for the Planning Services Division of the Albemarle County Department of Community Development
will recommend approval of the plan referred to above when the following items have been satisfactorily
addressed. (The following comments are those that have been identified at this time. Additional comments or
conditions may be added or eliminated based on further review.) [Each comment is preceded by the applicable
reference to the Albemarle County Code.]
1. [34-302(A)4; 14-302(A)5] There appears to be a conservation easement located on TMP 55-22. Provide a copy of
the legal instrument establishing this easement for staff to review to ensure that this BLA as presented can move
forward under the current terms of the easement. (Some conservation easements place limits on how boundary
line adjustments can be accomplished.)
2. 114-302(A)4; 14-302(A)5] Clarify the final note on the cover sheet of the plat. It states that both subject parcels
are located within conservation easements. However, it appears that only TMP 55-22 includes a conservation
easement. (Also, see comment above.)
3. [14-302(B)1] Provide the date of the last revision of the plat on all future versions of the plat.
4. [34-302(B)10] The County GIS shows the stream buffer partially surrounding the pond located on TMP 55-22, as
well as following a branch of the stream that crosses "Area A." Depict on the plat this portion of the stream buffer
as well, on Area A and around the pond.
