Subject: SUB201700137 Timberwood Commons — Easement Plat

The County of Albemarle Planning Division will grant or recommend approval of the easement
plat referenced above once the following comments have been addressed: [Each comment is preceded by the
applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [General Comment] The plat title states that new sanitary sewer easements are proposed but none
are labeled. Please clarify. All proposed easements need to be dimensioned and labeled as proposed.
2. [General Comment] Remove the word "Copy" from the drawings. It is stamped all over, including
within the surveyor seal on Sheet 1.
3. [14-302 (A)(3)] Label Timberwood Blvd. as a public or private street and include deed book and page
number on both sheets.
4. [14-302 (A)(4) and 14-302 (A)(5)] Label all easements as existing or proposed, and as public or
private. All existing easements must be labeled with the deed book and page number where recorded.
All proposed public easements must be labeled as "dedicated to public use."
5. [14-302 (A)(11)] Provide the deed book and page number of the instrument whereby the property
was created as a note on both sheets.
6. [14-302 (A)(15)] Provide the full name and address of each owner of record and holders of any
easements affecting the property. This needs to be shown as a note on the plat.
7. [14-302 (B)(1)] Provide a scale and date of last revision on both sheets.
8. [14-302 (B)(2)] Please provide the full name and address of the plat preparer. The plat needs to be
sealed by the plat preparer.
9. [14-302 (B)(4)] Please state as a note on both sheets whether any places of burial are located on the
property.
10. [14-302 (B)(5)] Please provide a note stating the full zoning classification of the property, including all
applicable overlay districts, proffers, and special use permit application numbers affecting the
property. The property lies in the Managed Steep Slopes Overlay District, the Airport Impact Area
Overlay District, the Entrance Corridor Overlay District.
11. [14-303 (A)] Please amend the statement to consent of division on Sheet 1 so that it is worded exactly
as follows: 'The platting or dedication of the following described land [insert a correct description of
the land subdivided] is with the free consent and in accordance with the desire of the undersigned
owners, proprietors and trustees, if any."
12. [14-303 (C) and 14-303 (E)] Please state the name of surveyor and the date of survey for all
measurements and boundary lines shown.
13. [14-303 (H)] Please state the location and material of all permanent monuments, both found and
installed.
14. [14-303 (L)] State the location and dimensions of each public utility, drainage, and sight distance
easement outside of the street right-of-way. For each existing easement, include a note stating the
deed book and page number.
15. [14-303 (0)] Please amend the signature panel for the agent on both sheets. Underneath the
signature line state the following "Agent for the Board of Supervisors."

1. Add the word "existing' in front of the existing storm sewer easement callouts.
2. Add Deed Book and Page information to existing easements (DB 4393 PG 583) - onsite and offsite.
3. Add "new" or in front of the new storm sewer easement.
4. Revise the storm easement to be vacated as shown on the sketch provided.
5. Provide a dimension on the width of the new storm easement.
6. Revise the existing waterline easement to match what was actually recorded.
7. Provide DB and Pg number for the existing access easement.

been plat sent to the ACSA but comments have not been received yet. Comments or approvals will be
forwarded to the applicant upon receipt.
