I spoke with Bobby Jocz about the deed for the private drainage easements and he says that as long as they are shown to be dedicated to the HOA on the plat, we don't need an updated deed. The WPO you reference was for the Carroll Creek Road and bridge improvements. I was referring to WP0201600059, which was the VSMP for Phase K2C-II. Bobby confirmed that the plan has an approval stamp dated 10-7-2016. 1 apologize for the confusion. Other than that, the road bonds have been posted for the roads within Phase K2C-II, this occurred back in November. Please refer to the attached email for bond approvals— it appears that everything has been covered. The only thing left is for the County Engineer to give me the final approval for the Carroll Creek Crossing opening. I spoke with one of the engineering inspectors, and the contractor informed him that it should be ready next week (as you mentioned). It appears that it is WPO201600059, and County View says it is still Under Review. I have the final plat for K2C-II Phase 1 in right now, and we didn't make a comment on the first review regarding approval of the WPO plan. I'm trying to figure out if I should make a comment that we can't approve this final plat until the WPO is approved. Let me know what you think. The subdivision plat that was related to the easement plat (SUB2017-04) is SUB2015-156. That was the plat which approved Lots 8-16 in Phase K2B. For some reason, the recorded lots don't show up in our GIS system yet. However, I checked the clerk records and those lots were recorded in Deed Book 4831, pp. 419-425. That took place on October 18, 2016. The actual approved plat is viewable in County View if you go to that project number I mentioned. I don't have the hard copy files though, I think they're downstairs in the filing cabinets. Let me know if this info helps. I met with Megan today to go over some questions related to the review comments I have drafted. She suggested that I follow up with Engineering about three topics: 1. Road plans were approved for Phase K2C-II on the subdivision plat SUB2016 -61 which was reviewed by John Anderson and approved on July 25, 2016. The road plans have not been uploaded to Laserfische yet, so I can't verify that the information shown on the final plats for K2C-II is accurate. I'm trying to figure out if the road plans included all the private street maintenance agreements required by 14-317, or if that information needs to be required during the final plat review. 2. Did the applicant provide the County with a surety/bond for the road improvements in K2C-II as required by 14- 435? As far as I can tell, the roads have not been constructed yet. 3. One of the proffers that was approved through ZMA200600016 required the developer to install an equestrian trail within the open space parcels along the southern side of the residential lots in K2C-II. The trail isn't shown on the final plat, and I'm wondering if it was already provided on the road plans. Megan said that if the trail was not shown on the road plans and the applicant doesn't show it on the final plat, we will need to ask for a zoning performance bond to ensure it gets built/constructed. 4. Do we need an instrument evidencing maintenance of the stormwater devices and a deed for the stomrwater easements in the open space parcels as required by Section 14-317, or is this handled through the VSMP WPO that is under review for K2C-II? That project number is WPO201600059 but it doesn't look like it's been approved yet. 5. A critical slopes waiver was granted for this project through ZMA200600016. Does the final plat for K2C-II satisfy the requirements of that waiver? I was hoping to get your input before we send comments to the applicant next Wednesday. Are either/both of you available to meet for a half hour or so on Monday? I can meet between 1-3 PM. If not, I can meet any time on Tuesday except for 2-3 PM. I can bring it over to you. It appeared that all information on the plats were accurate, at least from a stormwater perspective. I have not found the correct SUB/WPO for the K2C-11 Offsite easement plat however (Working on that now). 2) There is a bond estimate posted for the K2C-II Subdivision included for SUB2016-61, I will have to check with Ana to see if it had been posted. 3) The trail is shown on the Road Plans along the southern edge of the residential lots as described. 4) This would be handled under the WPO. 5) Its this supposed to reference 201600006, or 200600016 as you state? I don't seem to see what you are referencing on County View.
