(The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review.) [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. [ZMA2021-00005] This boundary line adjustment plat is not in conformance with the approved application plan for ZMA2021-00005 1805 Avon Street PRD. 2. [SDP2022-00030] This boundary line adjustment plat is not in conformance with the conditionally approved initial site plan SDP2022-000301805 Avon Street Extended. 3. [34-302(A)9] Provide a note on the plat indicating whether the revised parcels each has a building site that meets the requirements of 4.2.1 of the Albemarle County Zoning Ordinance. 4. [34-302(B)1] Provide the date of the last revision of the plat on all future versions of the plat. 5. [34-302(B)5] Revise note #6. TMP 90-35D is zoned PRD, Planned Residential Development, in accordance with ZMA2021-00005. (See also comment #1 above.) 6. [34-303(A)] Revise the statement of consent for division for the Zimmerman property. It is identified as TMP 90- 35A. However, their property is TMP 90-35G. 7. [34-303(G)] The portion of TMP 90-35D that is proposed to be given to 90-35G is shown as open space on initial site plan SDP2022-00030. (See also comment #2 above.) B. [14-312] Provide on the plat the location of the existing buildings, especially for TMP 90-35G. Staff cannot analyze whether the proposed boundary line adjustment for this parcel affects the setback requirements for this property. It appears that setback requirements may not be met for 90-35G with this proposed adjustment. 9. [14-400] It appears that minimum lot requirements may not be met, including for setback requirements and street frontage requirements.
