One copy has been hi-lited to quickly show the revisions that were performed in response to your comments. Below is a list of your comments and our responses. 1. The phasing must be coordinated to account for the proposed timing of all landscaping and other site improvements. Otherwise the Department of Building Codes and Zoning Services may require bonding of all incomplete site work prior to issuing a Certificate of Occupancy for the first completed building or expansion. We added a note on Sheet 9/11 indicating that all proposed planting was to be installed as a part of the Phase 1 installation—except for the trees that are to be located in the middle islands of the rear most parking lot. Those trees are labeled (on sheet 8/11)as part of the Phase 2 installation. 2. The following discrepancies have been identified between numbers of items that are provided in the Plant List and those that can actually be found on the plan. The discrepancies are as follows: 14 White Pines are listed and 12 are shown; 16 Leyland Cypress are listed and 15 are shown; 12 Virginia Red Cedars are listed and 15 are shown; and 10 Green Giant Arborvitae are listed and 11 are shown. We checked these numbers and found the following: • 14 White Pines and 16 Leyland Cypress are shown on the planting plan — we have hi-lited them on the plan. • • We have corrected the listed number of Virginia Red Cedars to reflect the 15 that are shown on the plan (hi-lited). • We have corrected the listed number of Green Giant Arborvitae to reflect the 13 that we found shown on the plan (hi-lited). 3. Please note that the applicant must replace any of the 2-inch maple trees along the frontage of the property that may have to be removed when work is done within the area designated for right-of-way dedication. We have revised the planting plan (sheet 8/11)to reflect the fact that the existing 2 inch maple (located closest to the existing entrance) is to be moved slightly to the side so as to make room for the widened entrance—while still performing as a street tree. 4. Identify the locations of the tree protection fencing that is mentioned in the conservation plan list. We have added tree protection fencing as shown on sheets 5/11 and 6/11. The top of the page contains a legend showing the graphic symbol used for the fencing. 5. Provide low screening shrubs around the HVAC equipment facing the residential properties located to the east. Sheet 1/11 already contains a note addressing this issue. It is approximately in the middle of the page under the category "Notes". The note goes on to explain how the applicant would prefer to use opaque fencing as a means of reducing both the visibility of the unit as well as the sound emitted from it. 6. Provide screening around the biofdter adjacent to the residential property located to the south. As I mentioned in our phone call last week, the Bio-filter will be heavily landscaped in a plant material that the Engineering Department has deemed as appropriate for that type of water quality use. With that in mind, I think it is safe to say that the bio-filter will not be an objectionable feature in appearance— and will blend in well with the other landscape portions of this site. 7. The plat has been revised as per your written comments of September 18, 2002 and is being resubmitted to you at this time. [32.7.9] Approval of a landscape plan depicting species types, number and location. Please ensure that the final landscape plan is coordinated with all on-site utilities and their easements, and that all requirements of the Landscaping section are addressed adequately. LI 3. Several trees are proposed for removal throughout the site and will have to be replaced to meet the requirements set forth in Section 32.7.9. Furthermore, there are also certain existing areas throughout the site where it appears that the landscaping requirements are not being met. The following issues have t- been identified at this time: a. 32.7.9.6a] The 2-inch maple to be removed at the eastern side of the entrance will have to be replaced to comply with the requirement for one (1) large street tree for every fifty (50) feet of road frontage. b. [32.7.9.7c] There is a space in the row of low street shrubs intended for parking lot screening that must be filled in. exemptions that will be claimed in accordance Section 32.7.9.9(c&d). Cc. [32.7.9.7b] The requirements for interior landscaping must be satisfied. This includes providing landscaping equivalent to five (5) percent of the paved parking and vehicular circulation area, and one (1) large or medium shade tree for every ten parking spaces in planting islands and perimeter areas near the parking lot. In accordance with Section 32.7.9.5, planting islands shall contain a minimum of fifty(50) square feet per tree, with a minimum of five (5) feet to allow for proper growth. d. [32.7.9.8c(2)] All areas of the parking lot (including existing spaces) must be screened from all adjacent properties that are residentially zoned. 3.
