MAPLE GROVE CHRISTIAN CHURCH HAS EXPERIENCED CONSIDERABLE
GROWTH IN ATTENDANCE SINCE THEIR FACILITY WAS COMPLETED IN
1991. AS A RESULT, A NEED HAS SURFACED TO BOTH ACCOMODATE THE
CURRENT ATTENDANCE WHILE AT THE SAME TIME PROVIDE AN ENLARGED
FACILIIY THAT WOULD CONTINUE TO MEET THEIR GROWING NEEDS.
THIS SITE DEVELOPMENT PLAN REFLECTS BOTH BUILDING AND PARKING
EXPANSION. ADDITIONS TO THE EXISTING CHURCH BUILDING ARE SHOWN
THAT WOULD PROVIDE MORE SANCTUARY, FELLOWSHIP, CLASSROOM,
AND OFFICE SPACE. TWO NEW BUILDINGS ARE PROPOSED BEHIND THE
EXISTING CHURCH. THEY WOULD PROVIDE ADDITIONAL OFFICE , AND
CLASSROOM SPACE AS WELL AS A RECREATION - STAGE FACILITY.
THE EXISTING BUILDING AT THE REAR OF THE SITE IS TO BE
ADAPTED AS A YOUTH CENTER. PHASING IS PLANNED FOR THIS
PROJECT. PHASE 2 IS EXPECTED TO COMMENCE SOMETIME IN THE
SUMMER OF THE YEAR 2003. A SPECIAL USE PERMIT IS REQUIRED FOR
THIS EXPANSION.

* BOTH PROPOSED BUILDINGS I & 2 (PHASE 2) WILL BE CONNECTED TO
COUNTY WATER AND SEWER.
* ALL EXISTING AND PROPOSED EXTERIOR HVAC EQUIPMENT IS
TO BE SCREENED WITH OPAQUE FENCING. FENCING IS TO
EXTEND ABOVE THE TOP OF THE UNIT AS A MEANS OF REDUCING
BOTH THE VISIBILITY AND SOUND EMITTED BY THESE UNITS.
SEE ARCHITECTURAL PLANS FOR SPECS.
1. Work shall be subject to inspection by the Albemarle County
Service Authority inspectors. The contractor will be
responsible for notifying the proper service authority
officials at the start of the work.
2. The location of existing utilities across the line of
the proposed work are not necessarily shown on the plans
and where shown, are only approximately correct. The
contractor shall on his own initiative locate all
underground lines and structures as necessary..
3. All materials and construction shall comply with General
Water and Sewer Construction Specifications as adopted
by the Albemarle County Service Authority on January 15, 1998.
4. Datum for all elevations shown in National Geodetic Survey.
5. The contractor shall be resposible for notifing
"Miss Utiltiy" (1-800-552-7001).
6. All water and sewer pipes shall have a mimimum of
3 feet of cover measured from the top of pipe, over the
centerline of the pipe. This includes all fire hydrant
lines, service laterals and water lines, etc.
7. All water and sewer appurtenances are to be located
outside of roadside ditches.
S. Valves on deadend line shall be nodded to provide adequate
restraint for the valve during a future extension of the line.

GENERAL CONSTRUCTION NOTES FOR SITE PLANS
1. Prior to commencement of any construction within any existing
public right-of-way, including connection to any existing road,
a permit shall be obtained from the Virginia !Department of
Transportation ( V.D.O.T.). This plan as drawn may not accurately
reflect the requirements of the permit. Where any discrepancies
occur the requirements of the permit shall govern.
2. All paving, drainage related materials and construction methods
shall conform to current specifications and standards of V.D.O.T.
unless otherwise noted.
3. Erosion and siltation control measures shall be providled in accordance
with the approved erosion control plan and shall be installed
prior to any clearing, grading or other construction.
4. All slopes and disturbed areas are to be fertilized, seeded and
mulched. The maximium allowable slope is 2:1(horizontal:vertical).
Where reasonably obtainable, lesser slopes of 4:1 or better are
to be achieved.
5: Paved, rip -rap or stabilization mat lined ditch may be required
when in the opinion of the Albemarle County Director of
Engineering, or the Director's designee, it is deemed necessary
in order to stabilize a drainage channel.
6. All traffic control signs shall conform with the Virginia
Manual for Uniform Traffic Control Devices.
7. Unless otherwise noted all concrete pipe shall be reinforced
concrete pipe - Class III.
B. All excavation for underground pipe installation must comply with
OSHA Standards for the Construction Industry (29 CFR Part 1926).
