Letter of Revision-Landscape/Retaining Wall Changes
Dear Mr. Sensabaugh:
This letter is in response to your request, dated May 15, to replace the approved retaining wall on this
site with landscaping consisting of a weed barrier and mulch, combined with seventy-two (72) Sea
Green Juniper shrubs. Due to the simplicity of this changes,the request has been reviewed as a Letter
of Revision to the most recently approved site plan for the church, entitled SDP 00-152 Maple Grove
Christian Church Final Site Plan.
The Engineering Department has reviewed your written request and supports the proposed changes
with the following condition:
The final constructed slopes shall not exceed 2:1 (horizontal:verical).
'Therefore, the Department of Planning and Community Development has not identified any
unfavorable consequences as the result of your proposal, and this request is hereby approved. As'an
additional condition of this approval,the Junipers shall be included in the Landscape Maintenance
Bond amount to be calculated by the Department of Building Code and Zoning Services as a
guarantee for replacement if any plants may die within a minimum of one year. Please note that this
approval is only for the changes requested in your letter, and all other conditions of the final site plan
approval are still applicable to this site.
This approval is being viewed as the first Letter of Revision for the above-mentioned final site plan
[SDP 02-096 Maple Grove Christian Church Final Site Plan]. A total of three (3) Letters of Revision
are allowed before all changes to the final site plan are required to be submitted in the form of a new
site plan amendment. Please retain a copy of this letter for your site plan records, and contact me if
you should have any further questions.

Project Name: Maple Grove Christian Church site work.
Summary:
Maple Grove Christian Church is located on Profit Road and is currently undergoing expansion.
Construction is under way on the site with Brad Booker Excavating working as the site contractor. The
site plan for the current expansion was prepared by Brent Nelson of Roudabush,Gale,& Associates and
was approved by the County of Albermarle in Fall of 2002.
Requested change to Site Plan:
The current site plan,see attachments 1 and 2,shows a retaining wall which borders the right middle
parking lot and faces the property of Ms. Lucile McCauley. It is our request to remove the wall from the
site plan for the following reasons:
1. Aesthetics. We feel the wall would not be attractive to adjoining property owners, McCauly and
Estes,or to members of the church.
2. Maintenance.'If the wall is installed as shown on the plan it will require weed eating of the swale/
bank between the wall and the driveway of Mrs. Estes.
'3. Slope. The slope from the parking lot to the driveway below is not steep enough to require a
retaining wall.
4. Cost. The cost of our proposed change would be significantly lower than that of installing the
retaining wall.
As a replacement for the retaining wall (see attachment#3)we would prefer to cover the slope in question
with a commercial grade weed barrier stapled to the ground,spread a 3-4 inch layer of mulch on the weed
barrier,and plant 72 Sea Green Juniper four feet on center to stabilize the bank. Sea Green Juniper,
Juniperis chinensis `Sea Green; is a vigorous growing evergreen shrub. Plant size at maturity would be 3 to 4
feet tall by 6+ feet wide. Plants would be 1 gal size at planting and 10-15 inches tall&wide at planting.
Plants should grow together and be touching each other within 2 year. This would give a dense mass of
plant foliage to cover the bank as well as a strong root system to retain the soil of the bank,thus
eliminating the need for a retaining wall. In addition,planting would have the added benefit of providing
increased parking lot screening.
We feel that this change to the site plan would more attractive to adjoining land owners,require less
maintenance,stabilize the slope,and be much more cost effective. We wouldlike to meet with yourself or
someone from the engineering department on the site to discuss this matter farther. Please see contact

Virginia Tech and have 10 years experience in landscape and nursery work (primarily landscape). During
my employment at Messer Landscape I have completed several planting jobs that involved stabilizing steep
banks by planting. We have been very successful with these plantings and I would be glad to provide
photographs to give a visual of what I.am describing on the previous page. I have also attached three
reference contacts from commercial customers I have dealt with through Messer Landscape.
