Lincoln Land Surveyor, Inc., dated September 30, 2003, last revised Much 3, 2004, captioned "Subdivision Plat Showing The Combination of Tax Map 45 Parcels 68D4 and 68136 also known as Parcels D and E located on Hilton Heights Road, Rio Magisterial District Albemarle County, Virginia" (the "Plat") is hereby confirmed and submitted for recordation by the owner, S&B Realty Venture, L.L.C, a Virginia limited liability company. The execution of the Plat served to (a) vacate the property line separating Tax Map Parcels 68134 and 68136; (b) vacate a 30' access easement serving Tax Map 45 Parcel 68134 that was evidenced in the Clerk's Office for the Circuit Court of Albemarle County, Virginia in Deed Book 1174, page 334; (c) vacate a 24' access easement serving Tax Map 45 Parcel 68134 that was evidenced in the aforesaid Clerk's Office in Deed Book 763, pages 600-602; (d) vacate an existing 15' drainage easement that was evidenced in the aforesaid Clerk's office at Deed Book 1470, page 500; (e) vacate a portion of an existing 20' drainage easement that was evidenced in the aforesaid Clerk's office at Deed Book 761, page 298; (f) dedicate a new 77' drainage easement; (g) dedicate a new 20' Sanitary Sewer Easement; and (h) dedicate a new 20' Waterline Easement WITNESS the following signatures and seals this ana day of April, 2004.
