Mike Fitzgerald Storage Warehouse Final Site Plan
1. Contractors' offices and equipment storage yards are allowed
by right in the light industrial zoning district. (Sec.
27.2.1(9). Warehouses are also allowed by right (Sec.
27.2.1(17), as long as volatile or hazardous materials are
not stored in them. Please have the applicant add a note
that this site will not be used for the storage of gasoline,
kerosene or other volatile materials; dynamite blasting caps
and other explosives; pesticides and poisons; and other
materials which could be hazardous to life in the event of
accident".
2. Please have the applicant note whether the dwelling will
remain on the property. Because the house pre -dates zoning
in Albemarle County, the residential use is allowed to
continue as a legal non -conformity.
3. Please have the applicant show the limits of clearing and
grading and indicate the distances between the structure and
the split -zoning line on parcel 11, and between the
foundation and the R-6 property to the rear. Please have
the applicant also provide a setback note listing all
required setbacks.
4. Please have the applicant show the location of any signs
proposed for the site. Any signs may also require
certificates of appropriateness from the Architectural
Review Board, and a separate sign permit.
5. A zoning inspector is investigating a possible illegal
landfill on this site. We will update you as soon as
possible.
