Re: SUB-2021-00163 — North Pointe Middle and Northeast Residential Subdivision - Preliminary Plat
Review # 3
Dear Mr. Holt:
The Department of Transportation, Charlottesville Residency Transportation and Land Use Section has reviewed the
North Pointe Middle and Northeast Residential Subdivision — Preliminary Plat, dated July 25, 2022 as submitted by
Townes Site Engineering and find the following:
1. Correct typo on note stating "Landscaping plants and trees adjacent to the sight distance triangle will need
to be maintained in area between 2 and 7 (not T) feet above ground as a clear zone to preserve sight lines
and accommodate pedestrians. The HOA will be responsible for the maintenance of sight lines."
2. Approved road plans meeting SSAR, and in compliance with the VDOT Road Design Manual are required
prior to final plat approval.
3. Right of way will include adequate area to access, inspect, and maintain the culvert outlet protections
adjacent to roadway without requiring temporary easements. See sheet 8 of 12, riprap appears to be outside
the R/W on the inlet side.
4. Line of sight easements will be shown and labeled on the £mad plat per approved road plans.
A VDOT Land Use Permit will be required prior to any work within the right-of-way. The owner/developer must
contact the VDOT Charlottesville Residency Land Use Section at (434) 422-9399 for information pertaining to this
process.
If you have further questions, please contact Max Greene at 434-422-9894.
Sincerely,
John C. Wilson P.E.
