Additional Information to Consider • This parcel is located within the Places29 Master Plan area, and it is designated Heavy Industrial, with a sliver of Light Industrial. • Consider how this proposal fits within the Board's past concerns about using designated heavy industrial land for other uses. • Consider interparcel connections with the surrounding properties. Interparcel connections are an important part of helping to create an interconnected street and pedestrian network that supports multi -modal transportation opportunities and distributes impacts on the transportation network. • Consider multi -modal transportation options, such as pedestrian, cycling, and transit infrastructure, including a potential multi -use path proposed along the Route 29 frontage of this parcel. • Consider the design requirements for parcels zoned Heavy Industrial, especially setbacks and buffers, since the adjacent parcel to the south is zoned R1 Residential. • The subject property includes Managed Steep Slopes. The design requirements for these slopes must be followed. • The subject property is located within the Entrance Corridor overlay district. o The ordinance requirements for this overlay district will apply to this project. o Review by the ARB will be required. • The subject property is in the Airport Impact Area overlay district. • Consider stormwater management and grading requirements. • Consider how the proposal is consistent with the 12 Neighborhood Model Principles that are identified in the Comprehensive Plan. • Consider location entrances — review and approval of entrances will be required by VDOT. • These properties are in the ACSA jurisdictional area and will be required to connect to public water and sewer. Consider these connections when planning the site.
