The following is a summary of how the comments have been addressed: Planning Comments: 1. The accessible spaces have been increased to 12. 2. The light poles have been removed from the grass overhang areas. Engineering Comments: 1. The ESC plan has been updated for consistency with this updated final site plan. 2. The road grading has been removed from the layout sheets. 3. The pipe outfall and riprap now extend all the way to the channel. 4. The additional requirements for storm structures including inlet shaping and metal plates for drop inlets are now added to the storm profile notes. RWSA Comments: 1. The approved road plans (designed by Townes Engineering) are included with this resubmittal and are being dropped off directly to RWSA. 2. The sewer flow acceptance documentation is provided with this resubmittal and is being submitted to RWSA through ACSA. The request includes: a. ADDWF: b. Point of connection into RWSA system: c. Number of units and square footage: d. Estimated in service date: E911: 1. Huntly Street has been replaced with a more unique road name, Huntly Ridge Street. CDD Inspections: 1. (3) egress routes are included with the pool design, and shown on the layout sheet. 2. The pool area now meets egress requirements of Chapter 10, with three MOE. 3. The accessible parking spaces now meet requirements with 12 provided. VDOT: 1. A VDOT land use permit will be submitted for the work within the right of way, prior to construction. ACSA: 1. The water and sewer improvements shall be dedicated to ACSA prior to plan approval. 2. The offsite private sewer easement shall be recorded prior to plan approval with recordation information shown on the plans. The private easement no longer stops at the edge of the ACSA easement. 3. The applicant acknowledges the RWSA flow acceptance requirement. The full build -out of the site is now provided on the cover sheet. Attached is the RWSA flow acceptance request, which is being submitted directly to ACSA. 4. The plumbing fixture counts for each building are now provided. 5. A water data sheet is provided with this resubmittal. 6. The cover sheet "Utilities" section is updated to state that water and sewer is provided by Albemarle County Service Authority. 7. The Utilities sheets now state that all proposed sanitary sewer is private. 8. Waterline 1 fire hydrant near STA 16+00 has been relocated to the parking bump out at STA 16+47. 9. An 8" valve is now provided on both sides of the 8"x6" tee on Waterline 3 at STA 11+86. 10. An 8" valve is now added on the northeast leg of the 8"x8" tee. 11. Waterline 1 has been shifted to the drive aisle that is closer to Building 7. 12. The ARV has been removed from waterline 1. The hydrant is now shifted to the high point of waterline 1. 13. The waterlines are now in the center of the drive aisles rather than center of the roadway. 14. The proposed water meters and service lines have been updated per the comments: a. The water service line is now separated from the fire line. The fire lines are now private after the gate valve at the tee off the main, and the ACSA easement has been adjusted. The water service is a separate tap off the main, and the B.O. is removed from the fire line. b. The meter location for Buildings 1 and 2 is updated to a more accessible location in the parking aisle near the water main, and co -located with the hydrant. c. The meter location for Buildings 3 and 4 is shifted south to provide 10' ACSA easement area. Inline gate valves are added on both sides of the tap for the water service and fire line connection. d. The meter location for Buildings 5 and 6 is shifted to a more accessible location closer to waterline 2 in the parking island. Waterline 4 is eliminated, and hydrant, fire line and water service area all connected to waterline 2. The inline gate valve is added on both sides of the tap. e. The meter location for Building 7 is shifted on the other side of the easement further from the building. An inline gate valve is added on either side of the taps. f. The 1" meter for the Clubhouse is now served by a 1" service line. The meter is shifted out to greenspace closer to waterline 1. 15. An RPZ is now provided on the private side of every meter (within the building), see call outs on Utility Plan sheets. 16. The DDCA for each fire line is now labeled for each fire line after the isolation valve (this will be inside the building), see call outs on Utility Plan sheets. 17. Private PRV's will be installed within the buildings, see call outs on Utility Plan sheets. 18. ACSA easements now extend 10' beyond all appurtenances. 19. The waterline profiles have been updated and no longer show the private side of the water design. A note is added to the Utility Plan sheets clarifying that the type K copper service is on the private side of the meter and the public portion of the service will be in accordance with ACSA standard details. 20. The waterline 3 profile is updated and correctly calls out the water meter size. 21. The sanitary profile is updated to provide 18" vertical separation with the waterlines. MH 8 was lowered slightly. 22. On the waterline profiles, the separation between lines at crossings is now provided under 3 feet. 23. The ACSA easements are now shown on the lighting sheet. 24. All trees and shrubs are moved out of the ACSA easements and SO' from all ACSA infrastructure. 25. Sheets 2, 3, 4, 14, 20, 24, and 25 are removed from future submissions.
