Thank you for your comments dated July 5, 2022 on the above referenced project. Below are our responses to the
remaining comments on the road plan.
Plannin¢ (Ben Holt):
1. The phase lines and lot configuration have been updated so that they match the revised site plan.
Enaineerin¢ (Emily Cox):
1. This comment is acknowledged. A WPO amendment has been submitted for review with the changes to the
layout on Phase III.
2. The yard drain inverts have been revised. All yard drain slopes are now less than 10%.
3. As discussed in the meeting, the storm drain easements on this project are sufficient. On this project, the yard
drains have not been designed to maintain a Swale between the units, therefore, the 20' easement is not
required.
4. Landscape easements are shown for the additional trees outside of the ROW.
Albemarle County Service Authority (Richard Nelson):
1. An RWSA sewer agreement is provided for the additional lots
2. The sewer lateral for lot 188 has been added to the plan.
3. An access easement is now shown through Open Space F.
VDOT (Max Greene):
1. Proposed mail boxes are shown and label on the site plan.
2. The proposed trees have been updated to include ones from the approved tree list.
3. The phase lines have been updated to match the final site plan.
4. The VDOT details have been removed from the plan set.
5. The proposed right of way line is shown across the entrance to the emergency access road on Rambling Brook
Road.
6. Proposed contours are added to the plan sheets.
7. Floodplain and inundation layers are consistent between the road plan and site plan.
8. This comment is acknowledged.
